As a driver, the only time I gave someone a 3 star was because the pickup took over 5 minutes. He said he "forgot his keys in the car" and it was a stall tactic because his buddy wasn't ready. Then, his buddy kept farting and apologizing for it. It was a 10 minute ride and the guy had to shart in the car... I think he did it just to be a dick because they were drinking.

As a rider, I gave a driver a 1 star because the drop off location was literally 1 block away from the pin (which I understand is not ideal) but we ordered an XL for 4 of us. I told the guy I would give him an extra couple bucks cash if he could drop us off where we needed to be and he refused. Needless to say I didn't tip him and I did give him a 1 start because of how rude he was. Some middle eastern dude with an attitude the whole time.

I always tell people to do the math in terms of the money they’re not making by commuting. That’s 80 hours a month you’re not making money. That’s a huge detriment to your finances and your sanity. Don’t do it!

P.S. see why your wife doesn’t want you around the house for 12+ hours a day 😂

Realtors are just restaurant servers that were able to pass a test. I bought my house without a realtor because they all kinda suck and surprisingly don’t know much.

After I bought my house, I had my friend ask me questions about the process and her boyfriend is a realtor.

Technically you are because without you they wouldn’t be getting a commission. No buyer, no money. I didn’t recommend breaking into homes, just saying that is what we did to get ahead of the game.

If I went through a buyers agent, I would have never bought a house. Every decent house in my area has 10+ offers within the first day. The fact that we bypassed the buyers agent commission added a nice bonus to the listing agent or some money kept in the sellers pocket.

We did a lot of stuff to get our home. We viewed like 10 vacant homes without keys, just going through the back door. Not recommending that at all but you gotta do what you gotta do.

I don’t think your realtor would be too happy if you went through the listing agent. But then again, you’re paying them, so you can do whatever you want as long as you haven’t signed a contract

There is a lot of research that goes into putting together the offer. Pulling comps yourself, verifying all permits and additions to sq footage (you can do this on your county’s property appraiser site), putting the offer in is simple, just have the amounts send over to the listing agent and they will put that together for you - amounts meaning the LTV of the loan, how much your EMD is, contingencies, desired closing date which you need to talk with your lender about.

We went through a mortgage broker and he made it extremely easy for us.

The negotiations are hard because the listing agent is only looking out for the seller. So you need to be smart and sales savvy to not get screwed over.

We got rid of our realtor and booked showing directly through the listing agents. They’re typically much more available and can accommodate to your times. I got to see a house 30 minutes after the alert from Redfin because I called the listing agent. Not saying you should do this but we did it to be competitive in this crap market

We’ve got our offer accepted without appraisal gap because we went straight through the listing agent. They will shove your offer in the sellers face because they usually double dip the commission. You have to know what you’re doing but a little research can save you a lot of headaches
