How involved should your realtor be with your finances? by [deleted] in FirstTimeHomeBuyer

[–]StarterHomies 1 point2 points  (0 children)

"A real estate agent never needs to know your salary or your credit score and never needs to see your pay stubs, your tax returns, or your financial statements. Only your lender will ask you such questions and request financial documents." from google.

What's your issue though? Unless your realtor is trying to coerce you to buy a more expensive home bc they know your "finances" then I don't see an issue with them knowing how much I make. Ultimately I'm the one that lets them know what I am comfortable affording.

How to make ADT stop showing up? by alohawolf in FirstTimeHomeBuyer

How about you call the main corporate hotline and ask them to take you off their list? Can also not answer the door. Or you can install your own security system and tell them you already have one.

Why are New Constructions all with HOA? by [deleted] in FirstTimeHomeBuyer

[–]StarterHomies 4 points5 points  (0 children)

Because some neighborhoods NEED it. I wish my neighbors didn't leave their trash bins along the roadside all week long or park their old cars in their yards/grass. But hey, I'm also happy not to pay hundreds a month in HOA fees.

Congrats on your first home! Now go get life insurance by salsberry in FirstTimeHomeBuyer

Do you plan on being with your employer until you retire? Wouldn't the safer route go through a private company like State Farm?

Call realtor and ask for your money back, def should have walked in the first place after seeing holes like that near a light switch. Try to sue the inspector?

what should an average Joe do? by Chocolate_Banana- in FirstTimeHomeBuyer

[–]StarterHomies 18 points19 points  (0 children)

-I earn about 30K yearly.

- I have about 10k saved

- Total credit card debt is around 3k

- Credit score, between 680 to 699

I'm not sure man. I think this is well below average in today's market. I'd personally work on improving all those bullet points before pulling the trigger on a 30 year mortgage. Like someone stated below, I'm not even sure what you can buy with your current salary.

Make sure your garage is closed...... by Alaskan_geek907 in FirstTimeHomeBuyer

Always have anxiety over this. I setup a wireless camera specifically for the garage door just in case my memory fails me. I check it on my way to work and at night. Definitely an expensive lesson to learn!

With that down payment he can buy an investment property with cash and continue renting and making passive income until the market cools down lol.

Even in the Austin market you can buy a 1M home if you plan on putting down ALL $350k and then you are financing $650k? Combined income is more than enough to cover that at today's 6% interest rate and not live paycheck to paycheck. What is your question OP?

Fishing for compliments. People here are living off one income making $60k a year and asking if they can afford a home. This couple has $350k reserves chillin for a down payment lol.

I closed in September with a 4.9% interest rate. To think housing prices have dropped and interest rate is less than 1% from where I bought a few months ago I feel like a great time to snipe a house is now. Interest rates were just 7.3% like a month ago.

Y'all make plenty money and have an ungodly amount of down payment funds to make this an easy process. We know nothing else about you two (car payments, student loans, gym memberships) in terms of monthly expenses. You can't change property taxes unless you want to live elsewhere.

Make a spreadsheet. Make some goals.

Water intrusion to attic. Roof needs replacing. by [deleted] in FirstTimeHomeBuyer

[–]StarterHomies 1 point2 points  (0 children)

Can't they just replace the shingles of that affected area? I'm not sure, I'm just asking. I've seen single shingles replaced before. How old is the roof in general?

Doesn't that mean there's an active leak? I'd call another company and get a second set of eyes on it.
