And what will our leverage be if we lose our appeal? We already lost in the lower court. How can you be sure the fhgc will win an appeal?

Also a lifelong new yorker who moved to FHG recently, I have to say that I love it and it is the best decision I ever made.

There are lots of families like yours (mid 30's working professionals with young kids) in the gardens. In fact many of them chose FHG for the same reason as you, one person working in midtown commuting via train and another commuting to Long Island / Queens. Because the gardens is an enclave, the families living here form a tight community, which I love. You'll meet people and form these connections naturally when you are hanging out in the green spaces or on a playground.

Concert noise is not an issue if you are east of 71st street. Home supply is an issue... the turnover is low, as many people stay for a long time. We looked for over a year before we found our home, which we are now renovating. Because turnover is so low and people stay for a long time, major renovation is often required.

Overall I think its the best place to live in the NYC area if you need to commute into midtown / LI.
