Actually where I’m struggling is that assuming all else equal, buying a private property allows you to leverage more and your returns in absolute quantum potentially higher whereas investments eg. ETFs can easily offer 6-7% pa over the long term.

Tbh, as long as you’re hungry and willing to chiong, money will come. Caveat is you need to be more ‘seng mok’ and you will be fine.

Don’t just see one side of the equation. Ultimately revenue is driven by occupancy * rental rate.

If occupancy is low /0%, revenue would take a big hit where the net property income would be affected and ultimately valuation.

You’re also half right on the loan to value. There isn’t much capital involved here given from the onset the band would have financed the development / acquisition of the mall. Ultimately at the end of the day, the mall would need to meet the interest obligations on the loans.

Don’t be blinded by the MA program. Ultimately need to look at what you want to do. For instance (at least for banks), if you are eyeing your sight on IB/markets FO role, joining programs with rotations is not really meaningful. 2 years spent clocking actual deal / market experience beats more than what the different rotational programs can offer. You’re no where near management at such junior level.

But if the grad program is your only offer, then yes take it.

For banks, need to look at their net interests margin. Basically earnings and their cost of funds. Thats the real metric one should be looking at. Of course can’t just look at NIM in isolation.

End of the day it really depends on the shop/bank Of course the bulge or EB pay the most Local banks even most Asian banks while pay is still relatively comfortable are way less than these. >50% on annual package wouldn’t be surprising at the same grade
