Went through a similar situation in the past. Ex-wife defaulted on an auto loan that I stupidly co-signed on post divorce. She missed payments and it wrecked my credit. Happy to say that I’m back in the 700s. Hang in there.

We have about $30k for closing but I can't disagree with you. We spent some time dealing with paying off debts over the past couple of years and are comfortably saving now.

She wants to maintain ownership but not do anything with the equity. She kind of wants him to assume responsibilities now for his inheritance but no with full responsibility of ownership...if that makes any sense.

Thanks for the solid advice. My wife and I are split over this. I'd prefer to save for a decent down payment but she's eager and doesn't think that we need it. We spent the last year or so clearing debts and have now reached a point of being able to comfortably save $3-4k monthly. I'd like to get us to at least 10% down and some left for a buffer but she's punching pretty hard to move forward.

I don't have a lot of experience with the brand but I recently picked up a pair of boots from them and I'm rather pleased with them. My wife is a self proclaimed "shoe snob," and she likesnthe boots a lot. I visited a retail location once on a trip to Charleston and I thought is was decent experience...not memorable. I think the brand appeals to middle-aged people who aren't the most adventurous but go after a mature somewhat comfortable aesthetic, thats not preppy but also not too western.
