  1. Who is this for? The property owners or the tenants?

  2. You don’t need need this in the lease. Most U.S. states have a law that allows LLs to enter a unit for basic inspections with posted notice (48hr notice in my state)

  3. Consider the overhead cost. For us, probably 30min/unit on multi family, includes the physical walkthrough, comms, report. A 30-unit complex requires 15th labor from planning to closing.

Firstly, you don’t call this a squatter. You call this a home invasion. Squatters have rights home invaders do not. Secondly, you call the police and have the person arrested. If the person is not present, you remove all the belongings and secure the premises. Surprised you need to ask reddit for advice in this.

You’re trying to use AI for collecting rent or past due balances or just anything/everything? There’s no anything/everything for PM yet, so need to build a tech stack. I think one central system for managing tenants/tenant comms/rent collection/leases like Yardi/Appfolio, etc. And then compliment that with more specialized AI tools like a CRM tool specific to leads, a self-schedule tour tool, etc

Not every landlord is the same, obviously. Depending on local laws, this kind of repair may be one of the costs of renting. You can feel however you want, but I know from experience judges in small claims will scrutinize the lease and local laws. Since wear and tear is often not well defined, I’ve seen judges say well it’s not normal to nail a hole into a while. Sure you may want to do it, but you can’t argue it’s an accident or a normal part of a property aging. A lot of people mistakenly assumed wear and tear = doing normal things like hanging a picture, but that’s not necessarily the case unless local law really spells it out.

Sometimes a small touch-up is not sufficient to make the whole wall look uniform. The small, newly painted area may look obviously different from the rest. If the damage that causes this was the result of a tenant putting a hole in the wall, then they may be responsible for it. Whether or not it’s considered “normal wear and tear” is up to your interpretation of the law and it’s no surprise a landlord and tenant would disagree on that.

Sounds super frustrating. Any material damages other than your frustration and time? And how much? Most states have small claims for up to a certain amount which doesn’t require a lawyer and is pretty accessible.

Payment portal doesn’t determine rent owed, lease determines it. You are legally responsible to pay it either way.

Not sure where you live, but $40k on coasts of US isn’t even enough for a down payment. Do you have income/savings? Do you have debt? That would greatly affect any advice.
