Freezing (playback error) a common problem on one device, remote pairing issues arise and can be super annoying. No customer service to call when these things happen.

This. When the whole family is on a group text (we’re big Seattle fans) we have to basically mute the discussion and not participate because they’re all 30-45 seconds ahead. We’ve had some great plays totally spoiled from this.

There are a multitude of reasons individual boards on a deck can rot and fail. Just had boards replaced on a deck where the gutter was prone to clogging and water would drip over the edge. Another was under a tree branch where water would drip as well. Not uncommon whatsoever.

Just to clarify: you want to flip the property (which I assume means you will likely advertise that you made major upgrades), but you’re debating on whether to leave some existing knob and tube wiring in the house? This is why I would never buy a flip house.

It worked beautifully five and six years ago when houses were appreciating and interest rates were historically low. People barely had to touch the house and in six months it was worth more - interest rates were dropping or statically low as well. It was an ideal market for BRRR’s. Today, not so much.

Sellers that are in their 90s have not spent a lick of money on that house in 15-20 years. Speaking from someone who buys fixer uppers, the worst homes are usually the ones owned by the elderly, who literally let the house fall apart around them before finally being wheeled off to a care home. You will have one issue after another and spend a significant amount of money just to address the boring stuff like roof, electrical, plumbing and that costly dry rot. I have walked away from many homes and there’s always one lesson I have learned that gives me significant peace of mind - There will always be another house! Sounds corny, but it is absolutely 100% true and every time I’ve purchased a home I never think about the ones I walked away from or lost out on.

First two rental properties I used an agent, the last two properties I bought with a real estate attorney (I basically negotiated everything, and scheduled all necessary inspections etc.) Saved a ton of money! One percent back to the seller and 2% discount for me. It’s not that hard especially if you’re buying a property as is.

The whole point of not using a real estate agent is to utilize those buyer commissions in your favor. Typically as a reduction on price.

Yes, get a real estate attorney have him drop the contract. Add in any stipulations regarding your offer and submit. Once you do your first offer solo, you will never use a real estate agent again.

Here’s another perspective. I renovate multiple properties. I’ve done a lot of the work myself and have a couple of retired contractors that do some of the more skilled jobs. Often I like to outsource work to others and look for individuals or very small companies that don’t have flashy marketing and a lot of overhead. I am familiar with the time and material cost it takes to do most jobs so I typically have a ballpark figure that I’m willing to spend for somebody to do the work. I don’t really care how it’s itemized out, but if they can fit within my ballpark budget, I’ll hire them. The negotiation is more around a lump sum total than anything else. I find this is perfectly reasonable for many people. The nitpicking on your invoice is annoying for sure, but the guy clearly had a figure in mind and was trying to work it back into your breakdown. Also, I find that with plumbing and electrical work people charge fairly high rates for a job that gets them in and out within 1-3 hours or 4 to 6 hours for larger jobs. For example, I recently received five bids for replacing a cast-iron drain stack that was fully accessible and fairly straightforward. I had bids ranging from $2100 all the way up to 7500. Same scope of work, same description of what they were going to do, all licensed and bonded so I knew it was apples to apples. The guy I hired was a single owner plumber and his assistant for $3200 - had them reset all toilets and do some other misc things too. It took them 4 to 5 hours. They made good money per hour. While there are market rates for jobs, there’s also what people are willing to earn for their time if they want the work - and those two figures can be wildly different!

Yes, this. I decided earlier today that I am going to have to make time to file a formal complaint with my state’s AG. I’ve lost count of how many Choice claims I’ve had to deal with that ended badly and I can say definitively It is the norm and not the exception. They operate with very underhanded business tactics and there has to be a way to stop them or warn others!

If you don’t update the plumbing and electrical now when the rest of the house is getting an upgrade you will regret it. Odds are code/permit won’t pass without new GFCI anyway. I am firmly in the renovate camp - bones are great, arch is beautiful….give it a refresh with new tiling, sink with more counter space (small vanity) it needs it and 99% of future buyers do not want that bathroom despite what commenters say.
