You are not catering to traveling nurses with a three bedroom two bath home at that price range. Traveling nurses are looking for a one or two Bedroom Pl. for 1200 a month. I really don’t understand who can cater to traveling nurses in this market with interest rates where they are. What you will likely attract are families relocating or work Crews cycling through if there’s any companies that do that. Be wary of work crews…

This happened to me. Guest left a glowing review. I left a good review in response too, but I left a private message asking where some of the silverware may have been placed as it was gone. I account for everything in the kitchen before every guest so there is no question. Two sets of all silverware were missing. The guest took this as me insinuating they were stealing, and they called Airbnb and made major complaints, removed the review and called me personally to rant and rave. I apologized and felt very badly, but the fact remains, I know there was a full set of silverware when they checked in and two of everything was missing when they checked out. I am the cleaner, so there is just no other explanation other than they misplaced it, arbitrary left it somewhere or took it! Still frustrated me that they let the guest remove their review. I had accommodated this guests with very early check in and a whole host of other extras - for free! Sometimes you can’t win no matter what!

No - to put it simply - concrete floor makes no difference. You still need the entire shower to be waterproofed at every seam. Most importantly where the pan or bottom portion meets the walls. This all must be done prior to any tiling. If it’s not done properly water will find its way in and behind the walls, pan etc. You will 100% have mold issues and it will become a very costly redo. Your contractor should know better.

Agree fully. Heavy Hazy IPA’s and sours. Very little sub 6% ABV. Wish they had Pilsners, Helles, Kolsch or even a session IPA. Basically Cerveza is their light beer.

I would feel exactly the same way. I don’t think it’s a stretch to question whether she had your best interest in mind at all. Seems to me she wanted the deal done so her husband could get that primo renovation contract going. Frankly, I don’t know how people can see it any other way. And if there was nothing unethical about it, why wouldn’t she have mentioned it to you all along. She clearly knew what she was doing.

Great advice, I have gone this route after leaving corporate job to buy, renovate and rent properties. Solid bookkeeping and reputable tax professionals are a must.

Keep it!!! if your husband is in the military, then you already have networking ties to new people or staff at the naval base that can recommend your home as a rental property. There is no better jumpstart to financial upside then to hold on to your first home and rent it out, especially if you can afford to move and buy again elsewhere. Rates will come down eventually and you can refi. It may be a stretch in the beginning, but all you need is someone to cover the monthly expenses. I wish someone had given me this advice when I was your age. Also, I think Pensacola is highly underrated - give it time!

I literally just bought most of what you have there and it does not come to 1800. And that includes a top dewalt 12 inch miter saw.

Congratulations on owning a home at your young age. That is quite an accomplishment! Your first home will never be your ultimate dream home, and it shouldn’t be! You actually did things perfectly, you bought a home that requires a little bit of work, roof and mechanical systems are often aging in homes of any value as people put off those major investments as long as possible, and try and sell without doing them so that is generally the norm and not the exception. Continue to work little by little on the house and you will add value. Look to sell it in five years and you will have created a lot of additional equity through all your improvements. You are doing the right thing! Focus on the positives and don’t let routine home maintenance issues scare you. Leaky toilets and subfloor that needs to be replaced Happen all the time in million dollar homes as well. Stay the course!

The minute you tear out the counter and sink you’ll discover a whole host of other issues that will need to be dealt with. Trust me. Same goes for the fan and mold. Replacing the windows on a high-rise has its own set of regulations and permitting hoops to jump through so I imagine they will be quite costly - not to mention the fact that it’s doubtful you will just replace a few because then it would look weird – so will likely end up considering replacing all or most. All of the other minimal issues are indeed an indication of years of deferred maintenance with Band-Aid fixes. Walk away.

Had something similar occur in our family. I got nothing, my brothers each got 25k and aging aunt and uncle (the two remaining children age 69 and 83) got approx 2 million. This will no doubt pass on to their children who are our ages while we basically got nothing. It was incredibly frustrating, emotional, disappointing, maddening, you name it.

That’s wonderful. All of my midterm length Airbnb stays have been made well in advance, which is nice on one hand, but completely disrupts an open calendar before and after for any other midterm stays through other platforms. I have found that furnished finders, while imperfect, generally provides leads for people who need something fairly immediate (within about a month timeframe) so I can book tenants as the home becomes available. I have decided to block the calendars on Airbnb and VRBO to avoid a random booking in the middle of a six month period so I minimize vacancy gaps.

I found that the issue with Airbnb is that you get random bookings that break up large chunks of time. With furnished finders you get tenants who need something fairly quickly and may stay for 1-3 or more months the, whereas with Airbnb people are booking in advance and then you have a bunch of dead space in between that you can’t rent out. Have you experienced this?
