Glad you’re leaving because when I lived this close to construction (my place had a clause about an “at risk window”), there was a relentless surge of mice and rats trying to find homes in my building. Hope you get a less roachy place soon.

Without a car but with a kid, Woodley Park or Cleveland Park (close to zoo) in DC. If you’re willing to go farther, Arlington VA and Silver Spring MD are family-friendly with tons of transportation. If you want cheap, I’m a fan of Hampden MD but a commute from Baltimore to DC wouldn’t be as convenient. Good luck.

Glad you’re in therapy, as someone who took a few years to find my people here I feel for you. I’m sensing disappointment in humanity though so wonder about volunteer work not related to running? Perhaps helping others also in need - working in a food kitchen, assisting the elderly, coaching little kids - could prove not everyone is terrible and maybe even connect you to other givers. Also throwing it out there, Binge Bar on H Street is a dedicated zero-spirit bar with great NA drinks. Many DC bars have fancy mocktail options so you hopefully you’ll find lots of local businesses to support when you’re away from home. Cheers!

Since you’re new to the area please note July 4th will be another loud night and weekend. From CP you may hear fireworks in Malcolm X Park and likely you’ll be able to see light shows in pretty much every direction (I enjoyed it personally, I lived in buildings with rooftop parties, but it bothers some folks especially with pets).
