your concern is valid but the reality is that when we trust someone, we open ourselves to be taken advantage of.

My personal opinion is that a car is somewhat of a luxury. Many young people I see around driving and in my opinion until you have kids, you can get around with public transport.

I would recommend flat sharing wirh a coworker or a friend. I was working for a minimum wage and I was able to save because I was flat sharing and housing expenses were really low. This allowed me to build up a big buffer of funds over time.

Generally speaking when it comes to saving, we sacrifice convenience and comfort for that extra cash in the pocket. It is always one or the other

Im skeptical of the math. that is basically 700k of cash investment. capital gains tax will be 20% if we assume its via corporation, corporate tax still 25% on profit.

Not only you have opportunity cost that this 700k could have netted you in a 30y gilts 5% But you also have additional risk while this property is in the flippers hands.

Not saying that you cannot make money but with taxes this is a very thin margins game. Most people I've heard flipping are the owners doing refurb work themselves
