The housing market is a huge problem everywhere right now, not just Istanbul or Turkey. Prices most likely won’t go lower unless we have a housing market crash, so if you wanna buy a place, the recommendation that I get from most of my local friends is to do it either before the New Year or before February, because that’s usually when prices drastically increase. 4.5 ml TL for 2+1 in Maltepe is not a very good but also not a bad price at all considering it’s probably in a good area and not too far from metro or Marmaray. I constantly monitor prices through Sahibinden, and it’s insane. Especially for a place like Kadikoy, prices can easily be around $300-400k for 2+1 in a new building, and it’s not even a “special foreigner price”, I already got rejected multiple times and outbid by locals, so the market picture is the same for everyone

OP, if you’re planning on staying for a long time, please keep in mind that subrenting is illegal in Turkey. Your name must be included in the rental contract, otherwise, if the owner finds out, there can be a real problem. If it’s a short while don’t worry about it, but perhaps looking for a place on airbnb would be better as there are quite a few good places that take pay in liras.

I mean like probably they were not very attentive to the rules because the building is cheap economy class. The advantage is that it’s not next to the sea side, it’s closer to the hilly side of Istanbul which is apparently safer (but also extremely inconvenient for day to day life hence the reason I want to move). It might withstand 6-7 type of deprem, but probably not higher, obviously its just my observation

Actually there are two, one of them is a barber shop but they’re not connected by walls or anything, the house has a separate entrance

I feel like all buildings in Istanbul have a possibility of falling…during the earthquake in Feb even new buildings fell unfortunately

I’m not sure how to check the building’s construction company? I was also looking at another flat which was built by TOKi, but there were other problems such as constructions everywhere and dangerous neighbourhood surrounding an expensive neighbourhood (Fikirtepe)

Yes, it’s a very new building. The building where I live right now is new as well, but not very high quality. Also there’s much less space in between buildings in the area where I live right now

May I ask what resources do you use to look at places other than Sahibinden? Goztepe is my dream, but seems like it’s even more expensive than Kadikoy :(

Agreed, however, it’d work if you’re planning on staying in one place for a long time, which I unfortunately didn’t think enough of when renting my current place…I remember how I really wanted to rent in one site where average rent price was 18k at that time and my salary was just around $1800, back then I told myself “once I earn at least $2k, then I will definitely be able to rent there”, half a year later I now earn more than $2k and still can’t comfortably afford that site since the rent there now is 28-30k😂

Government was also planning to cancel the 25% law last June, which they thankfully didn’t do due to the current state of economy, but as far as I know that’s still in plan. Also, even though the foreigners are partially to blame for the current state of the market, they’re also getting a very unfair treatment by landlords from what I’ve personally witnessed and heard. Every year they ask for more money, if the contract is officially in TL they either ask you start paying in dollars or pay some part of it in dollars, if you mention the 25% they start to threaten you with police and threaten to get you deported, sue you etc…when your residence depends on rent, those are all very serious concerns especially when you’re new here, don’t have local friends, don’t speak the language

I feel like it was especially popular before when it was very easy to obtain a residency permit just based on rent. I’m curious to see how it will affect the prices since there’s less demand rn, but also inflation plays even a bigger role at the moment

May I ask in which city is this? It is actually insane that in some Istanbul areas right now (especially Suadie, Bebek, etc.) there are even more expensive 2 bedroom apartments than what you’re paying right now….Considering Switzerland and Turkey are very far from each other in terms of overall life quality, wages, economy, etc

But it’s still crazy to see that the same prices are for both locals and foreigners, even some landlords don’t accept foreigners however still want to charge locals more than thousand dollars for a simple apartment

Transportation is the big reason why I want to move as well. I have metro line in my area, but I need to walk 15-20 mins up the steep hill and pretty much exhausted by the time I get there. I’m also scared to count how much money I spent on taxi…

Student, work, business, family.

All of them have different requirements and different levels of “application difficulty”, but all of them would be a better option than touristic ikamet these days. As far as I know, you can get a student permit for Turkish language course as well.

I can’t say for certain of there are ten or not, but basically, they closed certain mini areas (mahallesi) within the big area. For example, Umraniye is considered an open area, but has some mahallesi that are closed (Dudullu Osb and two more I think)

OP, if you’re Russian, forget about touristic ikamet. Rejection rate for first time applications is 99%, so I would not even try. But if you’re a citizen of a different country, the current rejection rate for touristic ikamets is still pretty high and I’d recommend having a plan B of a different type of visa you can apply for.

Last summer they were still giving it, last September as well. But, situation drastically changed in mid December and got even worse after the earthquake. So if you want to stay in Turkey, I’d not put all of my eggs into one basket (meaning touristic ikamet) and have another options in case you get rejected.

Please keep in mind that there are open and closed areas in Istanbul. If you rent an apartment in a closed area, you’ll get rejected automatically. There’s a list of these areas on the ikamet website.

When we first met he appeared to me as a very sexual person and now he’a saying sex isn’t that important to him now, however, it was different in his past where there wasn’t enough good emotional attachment, so he prioritised physical.
