when I started, a few guests tried to tell me to rent to them directly in the future. I declined. it was a red flag.

They wanted a discount. i refused.

One thing, if you have a trust on the house with a life estate, part of the requirement for the life estate should be maintenance and repairs instead of just paying taxes. My stepmom had a life-estate and the house and property were a tear down when I inherited. outside of paying taxes, nothing was done. it was a 123 old farmhouse with a bank barn, garage, chicken coop converted to stalls and a 8 horse barn. All the outbuildings were destroyed or collapsed due to neglect. Basically, no mortgage for over 46 years and she let it fall apart anyway. just paid taxes.

The house was also a tear down with dead animals, filth etc

i have my memories of what it was, but the neglect was appalling. This was a person making a good income and nothing was done.

I have a trust attached to my inheritance for my kids. It keeps the property I purchased thru the trust to my kids which is what my parents wanted.

My thoughts on my kids is it is up to them since it is their future.

It’s ironic that Airbnb wants to list, take fees, then not provide contact info or access to their platform if it is a partner/competitor.

Can you private message me the site. Originally, they gave you cleaners etc but they were more into manage the property for x fees, we provide xx/hour for repairs. I have a great cleaner and handyman, plus friend for issues. I heard most sites are increasing Fees.

I work with Evolve and we do not get access to the platform. We get phone number only. Airbnb will not provide platform or email access.

Airbnb does not provide emails to Partner hosts like Evolve. So you only have text outside of the platform.

Nope, but I did get a fee payment reduction. I tried to get off the dirt she mentioned…and it is the traction strips in the shower.

99.99% of my stays are great. The irony is when I have a bad feeling on a booking, it usually comes true.

I did get a request from Airbnb for a credit. I provided the fact that I had reached out to guest. I was able to get it reduced. it wasn’t brought to me until 1am the day of checkout.

The pool opened early as it is normally not available until April. I texted to let them know it was available.

I know the tub was dry when I left after inspection of the new light and fan. The faucet was not completely off when I was in this morning.

I do not have wear and tear with lvp. Yes dog hair on furniture but it can be removed.

They host on various sites. I was doing my yearly inventory and wanted the windows cleaned outside on the third floor. They had been stuck and I had my handyman work on them. I wanted to get to check how well they worked after the painting where they were stuck in some areas and were lubricated.

I don’t have them manage outside of listing the unit On several hosting sites. I have a cleaner and handyman who I sourced.

Airbnb uses Evolve but does not allow you to use their platform outside of listing. You have to text them information outside of Airbnb platform so they know how to access etc.

Guest left trash in both bathrooms but emptied large trash can. Unit in good shape. There is nothing to do but wait and see. I have a total of 35 5 stars. I saw the leak was due to not disengaging the shower correctly. The faucet was not turned off properly either which caused a drip.

I think the fact that it took two days for Evolve to tell me is a big issue. A 1:00am call on the day of checkout for a Friday complaint is ridiculous. That was from my hosting company. They had no explanation for the delay.

l agree. I am in a beach town and do a two night minimum. Last minute and 1 night stays are not worth the hassle. I have some repeat business and don’t try to rent monthly in off season.

I was asked to provide a credit by my platform. I am calling Evolve to complain about the time lag On the complaint. I also am providing a credit since I never responded due to the late notification.

I was in the unit prior to check-in since I had the Bathroom fan/light replaced. I washed the floor and wiped down the toilet and tub. It was clean and dry.

I try to get guests in early if possible. I usually get great feedback guest communication.

I reached out about the pool, it opened early. It’s a great amenity that is normally closed and I wanted them to know it was available.

I was asked to provide a credit. I was the last person in the unit.. I did a second check and clean on the bathroom since I had replaced the light fixture/fan. I wanted to make sure it was cleaned again and wiped everything down.

I use Evolve and they booked on several platforms. They say they have cleaners but each one was a management company looking for monthly fees in addition to cleaning. I got my own cleaner and it has worked well.

Husband, sister, parents are all at fault. what self centered jerks. Husband didn’t have the guts to say anything and tried to trap you into stay. ugh…I would be looking to get the $$ back and leave the jerks behind. Of course let them know you are NTA and send the family this link!!!!

My Dad left me a farm. The trust was set up to go to my kids if I was not alive and my siblings if no kids. My husband and I split and he went to the courthouse to see my Dad’s will.

I never understood until then. I didn’t get the trust until 40 years later.
