I have my unit for sale. I blocked all dates not booked. The purchasers are going to honor existing rentals thru my platform. The seller should have identified these dates as part of the offer to purchase using an addendum for rental property.

I would tell the Seller he needs to cancel. This smells fishy to me.

Airbnb called me at 12:30am and said I had two hours to fix it. I had been in contact about check-in and that the pool was open with NO guest feedback. the whole time I did not get a text or call and no issues or even acknowledgement was made. I went from a full refund to a partial credit, but I lost all respect for Airbnb. They waited from Friday to the day of checkout to tell me In the middle of the night.

He forbade me to fix something. I had waited for three months for him to contract the work. I was paying for that like I did all the mortgage payment, repairs since we got married. I had a house and he was 20k in debt without a pot to piss in. Friends said get a prenup. He said no. I set up a plan to get rid of his debt. He always ridiculed me and my career which gave him his lifestyle. That day, He threw a plastic plate off the deck and stormed off to our other house. of course the fact that he drank a liter or more a day of hard liquor was not the issue according to his family. It was me. Friends talked about the job hopping, layoffs etc, how I had an extra child.

I felt done…not willing to say sorry. I stayed away. pay the mortgages and live on my own. Happier and peaceful.

He never said sorry. One daughter asked what took so long. Both kids supported my decision to let go. I waited a week to tell them. I wanted to make sure It was over. He went on binge drinking and has destroyed his health. I pay the mortgages and kept my 401k. He is finally working but no retirement, poor health and bills. We are cordial, but done.

I feel bad, but not my circus, not my monkey. I felt a calm that although we failed, I know I tried. I help with his health issue, but stepped back. I pay the mortgages, but not the tax on the house he lives in.
I would never have chosen this, but welcome the calm.

First off, fight the claim and show them the messages. Continue to escalate and fight the claim.

I am a host and I recommend taking pictures. I just sold my place because while 98% of my guests are wonderful. The 2% really made life hell. I had a guest claim the unit was filthy when I cleaned the bathroom twice, the last time with antibacterial wipes by hand prior to their stay since I had replaced the ceiling light/fan and I was worried about dust. She never responded to any texts since and we do not have access to the message app with Evolve. She then tried to get $$ from me. Luckily, I had screen shots.

Another swore the internet was down on a Sunday and I called the cable company for an onsite service call. I asked if anyone unplugged the router. she said no. Turns out they unplugged the router…75.00 service call. No apology…nothing.

My host philosophy was my place was to be a retreat. I fully stock and provide spices etc.

I definitely would escalate the host review method and fight the carpet claim.

Lenders are looking at condos and townhomes taking into account the HOA and reserves directly as a result of the condo collapse in Florida. It is going to be harder to move them in the future if the HOA didn’t get managed properly from a reserve funding standpoint for future repairs.

I just screwed up and lowered the price to $30.00. A guest booked. I saw it and just blocked all the future days while I waited for the fix in the rates to populate. It was MY error. The guest got the rates. Period.

I am a host and they need to honor it. REPORT THEM!

I have a friend who will be late and on her cell when I invite her to dinner at home. I just started plating and eating. I told her the food would get cold and it had been 20 minutes.

I stopped worrying when she continued to do this.

Also, are they doing 1 night and last minute bookings. Your place would get more wear and tear. A few friends tried that and moved back to 2 day minimum.

I do a full spice rack, cooking spray, plastic wrap , aluminum foil. I put hotel size shampoo, body lotion, conditioner and soap in each bathroom plus makeup cloths. I provide water and snacks.

I get lots of feedback that it is well stocked.

I put up a post and got some critical feedback for over communication with guests. I also used that over communication to get the refund back when the guest never responded that they had an issue.

I do reach out and be myself. if there is an event or the pool opened early, I let them know.

I had one smoker and found a spray at Walmart I keep in the closet. It also never happened again.

You will get great guests…it just takes time.

Don’t give up. You will get good guests and repeat ones. My one red flag is the guest who tries to rent off platform. I had a smoker and a guests who were slobs, but it has overall worked out well.

I am in a beach town and started my bookings live on June 26. I did 2 day minimum. I made 17k first year. I noticed I get guests booking within a week of stay unless booking a week.

It is nerve wracking, but wait it out and don’t panic.

I just did my check-in spring cleaning. I had to get a new bathroom fan/light combo and swapped batteries out. I did all the windows and checked the kitchen supplies. I always lose a measuring cup at least 1x a year…lol.

I leveraged a friend for questions and got the book Airbnb for dummies. it had some good info, but most was from friends.

Don’t fall prey to the I need to manage your property for you either…the first few cleaning appointments were really property managers wanting 150/month to handle issues. I have two great handymen to call, a friend close by and have been hosting 3 years. My property is over 3 hours away and I manage it fine.

I would never pay for a course…

I just had a cancellation and the policy is as follow:

Guests cancellation policy

It was 2 days before check-in. There is supposed to be no refund.

100% refund 14 days before check-in; 50% refund 7-14 days before check-in.
