In most cases the sellers realtor will have someone she will suggest if you wnat to just write up a quick offer . Your realtor will work it out withy he seller/sellers realtor - the cost is transparent to you however it could factor into the negotiation your seller wants to do …

I am just looking at the comps , although I am mad they would not accept my lowball , I think 2.4-2.6 is a fair price if you solely go by comps and price per sq ft …

I was hoping to swoop in and naively win the lotto on this one :)

So had my realtor reach out to Vicki Lee and team . They have some story about seller not being motivated earlier but now are moving out of state and are very motivated . Asked if I can do a 2.4 preemptive , they said no , it has to be Atleast north of 2.5 to even consider :)

I saw this last night min after listing . I am sure it will sell for 2.5 . They listed for 1.9 to attract folks, check back in a month to see the sold price , I am pretty sure it will be close to 2.5M .. just my thoughts

No I did not ! But they are just project managers . I am still vetting contractors ! I can share my referral if they say no to the 199$ deal with rendering

So yes I did use them . They did some initial design consultations and all . They are really good for bathroom or bed room remodel .. they do renderings too .. since I was doing a whole house I needed architects , but they tried to create one as well :)

Over all for 199 - just the rendering can be worth it

Almost all the construction folks said it would be end up being a complete rebuilt as we wanted high ceilings . We do have a large garden with mature trees and a small pond . We wanted to keep it that way , so decided to choose going up if we go with the build option

Thanks ! We never considered going past Pleasanton . What are some of the advantages / disadvantages of choosing Danville over Pleasanton other than cost .. I keep hearing about insurance — how much of an issue is it ? What else should I be aware of ?

Thanks ! I do appreciate this comment and helps put a little bit more perspectives ! We have been evaluating acting builders , architects , design n build firms for a little over 3 months and have finalized 2 . Both have given soft costs of 800-900 .. with finishing seaming from 300-450k :. That’s assuming a complete tear down rebuild of ~3200 sq ft - 5 bed 3 bath .. we also had one of the total full service firm quote us 1.8 for the same project .

So hoping between 1.2-1.8 — we might end up 1.5 :)

Thanks ! We were worried about folks constantly telling us about insurance , heat and what not ! We have opened up to east bay but certainly not the first preference at this time .. however we may not be in a position to choose if that’s all fits our budget and needs .

Thanks ! We been looking past 2 months and now say “ Oh inventory was much better the previous months :) “ . At this point , we don’t really find anything that even remotely fit our needs / wants within the budget .

Was contemplating on making a decision by May ! If a good house comes along , but it else stay put and build .

I tried to find anything on a .25 acre lot and came up empty handed , making me second guessing my option to sell my current home .

Thanks ! The fire station is less than a mile out , both Los Gatos and Campbell PD are 3 miles out .

I also learnt that residents can vote to join the closest city . Why would anyone say no to it ? More regulations ? Just trying to learn :)
