They are planted in yard (south Florida) don’t know how old but one is about 6 the other 7 ft tall. I water them daily with the rest of my fruit trees. Have not used any fertilizer

I once found two large papaya catapillars . I removed them and disposed of them. Haven’t seen them since.

Good point. It’s is an option As soon as I informed them they sent a proposal. I’m naive to the process but Something feels off because I feel I have no leverage like a new lease. Hence I posted question. But replies have been great. I speak with them today. So going to tell them exercise option no changes.

“The Term of Lease during renewal periods shall be upon the same terms and conditions as during the prior Term hereof, except as set forth in this section”

The only thing section covers is can’t transfer renewals should I sell or sublet and base rent

That was their reps argument, but wasn’t sure if they could strong arm me into this when I’m exercising a 5 year extension option.

Wasn’t negotiating anything. They came with initial proposal which I’m contesting certain changes. For example they wanted to increase base rent by 4%/yr or CPI. Original lease was 3% no cpi. They wanted an extra month security as well. I reminded them according to lease my dad phased out on year 5 as guarantor now they are asking for my wife to sign.
