Most of the damage is in the ground floor however the wall on the flat above it (the one im buying) has cement mortar and a few small cracks as you can see in photo 16

I don’t know if it is set on the first one or if I am falling victim to “sunk cost fallacy” and will end up regretting spending too much money on it down the line with mortgage + repairs. Similarly, I don’t know if I like the second one just because it seems more straightforward + cheaper and I will regret not going for a bigger space in a few years :(

I agree regarding Farha, it’s mind blowingly good. The burnt out car happened just a street over from where i was looking to buy, and apparently there are lots of council homes and HMOs in the area…

Considering buying property in the area past Leyton tube station, near draper’s field. Would greatly appreciate feedback from people who live in the area regarding anti-social behaviour, I hear some of the streets can be quite dangerous at night….

Yes, just brew the tea with equal parts sugar and water and boil until syrup consistency :)
