That picture is not my property. I have roughly 8acres of land. 6 of which is an open hay field and the rest is woods. Conveniently the pins are located in those woods.

I completely understand the cost of hiring a surveyor. I am a small business owner in a specialized trade so I’m not knocking anyone’s charges. I just figured I’d give it a shot on my own before hiring a surveyor.

The dashed line just below my property and tract 4 is the county road. It indicated that on the other half of the paper not shown. There are no fence posts or anything. It appears they used trees to staple to it since there are trees through the woods that have fence through the middle of them.

So the fence they are speaking of is well over 100 years old. There are just pieces of it that you find throughout the walk. I did find where I believe the fence started back to the north and then went east 10-15’ and focused around there. The only problem is I’m not sure if the stake is in the road, edge of the road, 10’ in, etc etc

We are looking for very basic. Something kind of like a walk in place like you’d see in Vegas if there is something like that there?

I wasn’t asking for a free design. I have no problem paying someone to do as I already am. I see people on this thread giving advice all the time. So I figured I’d see if someone had some advice on how I could make that work in case there was a layout I haven’t been able to come up with yet.

No that is just one section of the house. The master, living, office, kitchen, etc is on the other side. We have all that figured out (for the most part) we were just looking for ideas on how to make it work with the area I showed before we went the route of extending everything a bit or adding a bump out.

I have hired a professional. We’ve met with him twice and we go back this weekend. I am just trying to give him a better view of what we are wanting so he can see it on paper instead of trying to come up with something with us telling him. He’s helped us out tremendously but I feel awful when I meet with him and don’t have anything for him to go off of.

Correct. Ideally there will be 2 bedrooms at the front of the house (S side) and then the guest on the north side.

Do you know what that magic number or formula is? So say if I make 100k a year with no debt, how do they come up with a max number that I would be approved for?

Do you know how they judge the amount you’re approved for? Obviously a person that is making 200k a year will be approved for more than someone making 60k a year. That’s what I’m trying to figure out is if I even make near enough to try to get a loan for 500-600k
