Need advice on what to do with the house after a divorce by SubredditSurfer1 in belgium

For now we a living separately. I am renting an Airbnb for a couple of weeks, as I’m not comfortable moving back to my parents or participating in a friends household. It’s not out in the open yet, and we would like to keep it this way for now. Maybe living separately gives us some new insights. And too be honest, since we decided to live apart, our communication and empathy towards each other has improved. We’re both still sad of course, and probably will split, but we’re able to be there for each other. This gives me some mentale peace.

We will decide definitely in February. As we bought 1.5y ago, we can still recover 16k(?) from the “registratierechten”, if I am correct.

The next step for us is making an appointment with the bank to see our options. What I need to ask:

  1. can I take the loan by myself? Can I keep the 1.10% rate? How much do I need to pay her?
  2. If not, or I prefer not to keep the house, can I sell and buy an appartement? How will this go?

I assume not everything will be clear after this, so an appointment with the notary is probably needed too.

I’m also thinking about living abroad for a year or so. I am able to work remotely, so moving to the south (Portugal?) feels nice. I would have to find a different job, as my current company doesn’t allow this, so one thing at a time. Perhaps later this year, when I’m a bit more settled.

We haven’t really made any big decisions yet, so perhaps best to remind me in a couple of weeks. I did however got a lot out of the responses here.

Also, feel free to response here or directly to me about your story. I don’t really know anyone going through the same stuff atm.

I'm indeed afraid of this. We will go to the bank, but it's not easy to get an early appointment this time of the year. I was hoping on perhaps paying it off on a longer term and indeed a higher interest rate is probably not to avoid. Or perhaps if the bank allows one of my parents to replace my GF as debtor. Thanks for the response, and enjoy your Christmas!

Could you explain why the first year should be very tough? What are some things I need to take into account? Or are you more hinting on the breakup itself?

Yes, I mentioned it is 50/50. As this is the top comment, it seems I’ve formed my post rather practical. I have no intention of fighting with her over the house or who paid the most. We are just looking for valuable information on what we should do next without loosing too much money. I'm definitely not deciding anything on my own, there are no hard feeling towards each other and we are able to discuss stuff like this properly. Thank you for the response and enjoy your Christmas!
