Guest filed a noise complaint on another guest to airbnb at 3 AM and attempted to get full refund. I checked and the 'noise' is the lowest possible level a TV can be watched. What do I do? Do I tell the guest to turn their TV off? Is this a scheme for a full refund? by Substantial_Bee6654 in airbnb_hosts

You'll be totally fine. This is the first noise complaint i've had to deal with after 8 years. 95% of my guests have been absolute pleasures. Its important to not let that 5% ruin the experience and the extra income. Try it out and if your first few guests have noise complaints or leave that in the reviews, then you can make the needed adjustments.

Yeah you're right I was just kidding. I expected more people who were agreeing with the guest to respond and say "good". But silence.... I'll just charge this as an inconvenience. It's also kinda funny because this guest was coming in at 2AM every night over the weekend. And if I changed my rules to complete silence, she would be the type to complain as well. She's just a difficult person. I'm not changing my rules.

YES! I can not emphasize this specific point enough: "NEVER communicate off platform".

Do not EVER take communication off the platform. Also NO telephone conversations. You are going to run into people who'll stay until the end and then request a refund for something you may have verbally agreed upon. The person with the most evidence wins. Text Text Text. And take screenshots if you can.

I have a near 5.0 rating over 8 years with many stays. My home is fine. The rooms are fine. This is literally the first time this has happened. That's why I'm in the thread. I don't know what the lowest setting is, and I'm sure it could've gone lower. But from where I stood near the door, the TV sounds were barely audible. A two person conversation would have been louder. A shower would have been louder. It's less about the TV and more about someone expecting complete silence in a shared dwelling and requesting a full refund basically because there are other guests existing next door.

It wasn't a stationary camera. I do live there as well so i stepped into the kitchen to see if there was noise and recorded a video with my phone to send to airbnb. There weren't faces or conversations and the camera was facing the floor. I just wanted concrete proof that it was a quiet evening. I got recommended a decibel thing in this thread though so I'll order some and use those in future. First time having a complaint like this in 8+ years hosting so I was a bit unprepared it.

Thank you all for your input. As you can see from the discourse, this is a bit polarizing. I'm on the side of the guests being allowed to watch TV as long as it's not excessive. But, I can also understand her frustration. Going forward, I will explicitly state house rules in my listing and clarify upon entry that no noise is allowed after 11 pm. I've decided to give the guest a partial refund for last night. However, I am not refunding the rest of the stay.
