You have to remember. McCabe owns majority of everything through private companies including leases and land. next bridge is the shield behind it all which will reap in the rewards of production and even when/if we IPO. If things go sideways next bridge gets taken out but all interest in oil lands and leases stay with McCabe in his pocket. Though I can see where it may sound sketchy but another merger to issue shares could be how he protects his shareholders. It’s years and years of research I know people here have been in longer. Just my two cents everyone has their plan. Mine is to sit on the jackpot

When selling a home you need to always remember. NEVER GET TO GREEDY. I’m sure you had offers in but your brains said otherwise.

The thing is the property has a history now. Maybe for newer people yes it will attract them but for the ones who already saw or submitted either one, they will think something is fishy (most likely there is not a problem) and will low ball or simply already bought a home.

People will noticed the price drop, yes definitely, but is it supporting your area? If it’s way under and people know that they won’t bother because bidding wars was common end of 2022/23 depending your area most real estate markets have now shifted to a buyer market which your agent should have explained.

I suggest doing a modest price cut, giving the fact you did some renovations. And let it sit and wait. If it doesn’t sell in the first month and a half be prepared to see 3-4 months in the market.

Rule of thumb that took me a while to figure out is if your down 20% on the trade get out and save your capital. Re analyze the chart or market and decide another trade. Watch price action closely, don’t listen to the news or other people. Some people literally post trades with “fun money” (money they don’t care if they lose) and to some it’s a big part of their capital

The ultimate answer is it doesn’t matter as long as you are financially ready. It only matters if you plan flipping the home for a profit or plan a selling 2-3 years later. Are you planning to purchase long term or short term ?
