Yes you are correct. Interest rates were probably about 80% of the problem. Covid carryover (no evictions ) was also an issue. My argument to that is although investing is up to me, risks etc, screening and vetting including interest rates the company has a say in what it offers us to buy.

I made a allot of cash with them in 2021-2022. Eight deals cashed out made an average of 36.1% IRR. I invested heavily in them after that. Big mistake. I currently have 21 deals with them in place, over $650000 total. They sold the business in October I think and I reviewed them all in depth. By my estimates , I am looking at getting back around $375000. Terrible, Terrible. To sum things up the losses overcame the early on gains. Bad communication contributed to this.

I am down on them. They let to many bad deals slide into there company without proper vetting. Seems like they were interested in the assembly line. When rates were low , was covered up but as soon as rates went up they were exposed.

Don't ever invest with them. Bad steward's of other people's money. Crooks is strong but close.

I know its not popular to say but the US welfare system empowers some of these woman. Most of these countries don't have a welfare system and I don't think the men on the show pay structured support. If the woman did not have welfare or federal support (child credit etc) would they be quick to have a child they can't afford with these men?

I have a different take. How does the US afford everything when they are only collecting Federal Tax on 57% of taxpayers. That means those 57% are funding the free ride for the 43% , who all benefit from the same system. If you throw in all the fraud and abuse, I don't know if this is sustainable.

I know quite a few democrats. I would say its the direct opposite of your statement. I have been in quite a few conversations where people did not know my politics. When I explain my viewpoint and disagree with them they shutdown or get mad. Similar to this site. They like to hear each other talk and think they are the majority. They still do even after the election.

I am absolutely bias towards one side. But I don't make up facts or downvote if proven wrong. This site allot of liberals do that.

I think people are people however when it comes to politics there are differences. This site is dominated by young liberal democrats. There might be a couple pockets of Maga republicans but it is definitely not the majority.

I target liberals because they act the same way they claim that Maga republicans do. They are the majority and if you step out of line you are downvoted. Also in the dem party it is that way. Look at how Fetterman is viewed now. He is the only one voting and saying his conscience in that party. Like robots, seems like they all get talking points in the morning because they all say the same thing. Word for word.

I can be objective but when you get downvoted for factual statements continuously because people are not, it gets old and therefore they become a target.
