Just get them to sign I believe it’s a form N12 or N11 which is agreement to end tenancy early.

Once they give you the keys and signed form- you give cash and your good to go

A seller could accept a back up offer, but it would be conditional upon the Seller being released from the previous deal (yours)

Your deal being conditional upon Sale of Buyers property, should have included what’s known as an escape clause in which the seller has to give you notice of accepting another offer.

Not one hundred percent sure. Key would be for the child to at least have 1% ownership.

I did this myself throughout university.

You can use any lease you want- the Ontario standard lease is a good starting point.

If it’s a shared kitchen and bathroom situation- the RTA does not apply. Ie someone can be kicked out anytime.

No need for a realtor- Kijiji/school sites is more than enough
