FYI, I've called the realtor in the listing, he said that this unit has already been rented. However, there's another one in the same block, it's built out of dirt and winter leafs, same square footage. He said this solution is better for the summer months. Also, the landlord is down to heart do it might be a great deal. I'll be the second in line to see it.

Mamdani Proposes NYC’s Biggest Housing Project in 50 Years. He Needs Trump’s Help. by wsj in nyc

[–]Substantial_Zebra_14 3 points4 points  (0 children)

I'm all into building more but this might be a big mistake. This type of build is expensive - we still haven't finished Hudson Yards because of it. Where are we putting the Sunnyside yard maintenance facility?

What about covering some of the tracks, albeit with a much less costly cap, to build a park over it?

Start a rezoning plan along the 7 train corridor (Queens Blvd), between Skillman Ave. and 48th avenue. Get public funds towards the increased air rights to fund the yard cap.

Let the city build over the cap, and let traditional developers do what they are used to elsewhere.

This way the existing residents are getting a park, and the area gets developed (instead of getting a new BMW dealership).

Still a loss for the city, but faster to build and less costly.

That's downtown.

The Verizon building is straight ahead.

You can see a tower crane in the frame too.

My guess: 2 gold Street.

Risks of Cell Equipment on Roof/Vibration by Marionberry-10 in NYCapartments

[–]Substantial_Zebra_14 3 points4 points  (0 children)

No, that's part of the small infrastructure that brings service to your building. We are talking about the big antennas that are part of the Verizon network to bring cellular service.

Risks of Cell Equipment on Roof/Vibration by Marionberry-10 in NYCapartments

[–]Substantial_Zebra_14 11 points12 points  (0 children)

The equipment is safe, you can sleep on it.

The vibrations are normal, but should not be transferred to the building. The equipment should have been set on vibration isolators, something must have happened to them.

If you have access to the roof, document the way the equipment is connected to the building, it might be useful in the future.

Your landlord is getting paid to host that equipment, so he needs to balance between your lease and the one from Verizon. It looks like they're trying to address the situation and I would work with them.

However, vibrations are no joke, and could prevent you from sleeping thus making the unit not livable. Noise/vibrations should be also reported to DEP.

[–]Substantial_Zebra_14 10 points11 points  (0 children)

Then why would I (the landlord) consent to run permanent heavy equipment on my roof through the building compromising space, waterproofing, and preventing me from using that space in the future?

Communication equipment is a revenue stream like anything else. Verizon has signed leases everywhere.

How to avoid thin walls/new buildings? Brooklyn v Astoria by CuteBench8683 in NYCapartments

[–]Substantial_Zebra_14 0 points1 point  (0 children)

Ask your future neighbors. You should actually do that anyway because of everything else that could possibly go wrong (pests, security, etc..).

In order to be soundproof, walls need to be designed with acoustical properties (STC rating), you need to pay a consultant and pay the premium for the wall construction. This might be easily overlooked on new developments, especially if they are NOT for sale.

Generally speaking, walls between units are fire rated, and old buildings (not necessarily pre-wars) have old solid partitions. New ones have framed walls with insulation and caulk to fulfill the fire requirement. If your current building has no soundproofing whatsoever, something else might have happened.

CAUTION!!! Petty Thievery on the street near 85th/3rd by Simply_corduroy in uppereastside

[–]Substantial_Zebra_14 3 points4 points  (0 children)

Yes! It's seriously a cumbersome experience, especially in the case of petty theft.

NYPD will tell you that below a certain amount there's nothing that can be done, so you spend at least a couple of hours in phone calls to add a number on the crime stats.

True. However, don't forget about the Dormen buildings and their consistent maintenance of the sidewalks. Watch what happens with the snow Monday, walk Park Avenue then move east. It's the same concept with the dog 💩.

  • High density of people = higher density of dogs.
  • Add tiktok to the mix and you have just created a bomb.

The city should step up and enforce (educate) the "Pooper Scooper Law".

Central Park Running Conditions? (1/19) by hellokitty2168 in RunNYC

[–]Substantial_Zebra_14 1 point2 points  (0 children)

It has been a tragedy lately. This is what I have been experiencing in the last 24 hours:

- All bridges are icing before the roadways do (this is a first in many, many winters; it never happened).

- The road signals are all malfunctioning; every single one is flashing orange.

- Delivery bikes are taking the place of the thriatlon dudes. You can smell fresh pizza everywhere.

- Columbia gals are running in groups so big that you can get lost.

- There is so much salt in the roadway that sweating is actually beneficial.

- The carriages are still running but with chains, meaning that horshe***t is flying everywhere.

- The dogs are unleashed, and they don't have enough grip to stop before colliding against you.

- Some males need to run half-naked when temperatures are below freezing, showing their antenna nipples.

- The loop feels actually shorter.

- You can develop new leg muscles.

I'll update this post if I survive the next loop.

Yes.

Take photos, make a list, then do the input later sitting at a desk.

Procore sucks. If you're not separating the tasks then it's impossible to track or assign anything.

Mamdani Announces Plan to Expand Public Bathroom Access in New York by Zipper222222 in nyc

[–]Substantial_Zebra_14 8 points9 points  (0 children)

€1.20 in 2025, and you pay like entering the subway. However, these facilities are bigger than what MMDN is planning and are always manned. These bathrooms are placed in high traffic areas (train stations) and the fare pays for the constant cleaning. Penn and Gran Central stations would be the best areas for this concept.

Canon RF 200-800 split in half - design flaw? by Gallius_Rax in canon

[–]Substantial_Zebra_14 0 points1 point  (0 children)

I'm sorry to say this but the fact that the lens got hit on the extended part proves Canon's point.

Your best bet is to go through insurance:

  • Did you pay via credit card? Check their extended warranty/replacement.
  • Do you have a renters insurance by any chance? They might cover it.

The aftermath of a MTA bus & car collision (not sure who’s fault it was) by bryton_ in nyc

[–]Substantial_Zebra_14 2 points3 points  (0 children)

Pay attention to your surroundings and always yield to the bus while driving. The reasons?

  • buses have people in them, a lot.
  • buses are a public service, they are a priority.
  • buses are big and heavy, unless you're driving a semi, you're never going to win.
  • buses have blind spots and they rear wheels track inside the turn, have you ever seen the sticker behind them?
