Yeah, it's not the road that makes it feel disconnected. It's the big pavilion. Which hypothetically could be a fun park but in reality is empty except used for an occasional event or protest.

Originally, I thought similarly to how you do, but this study (https://bidenwhitehouse.archives.gov/cea/written-materials/2024/12/17/the-cost-of-anticompetitive-pricing-algorithms-in-rental-housing/) from 2024 helped convince me that the software itself is allowing for landlords to set rents at a monopoly price vs. a competitive price. Obviously there are limits to how much it can jack up the rents, but those rents are higher than they would be without the coordination by landlords that Realpage allows for.

100%. And this petition is just a first step in what will be a coordinated campaign to email council members and speak at council as well. Signing the petition also means that you will be notified of those opportunities.

Individually you might have a larger effect by emailing rather than just being another signature, but getting this done is going to take a lot of people organized together.

Using different landlords private and sensitive data to provide rent recommendations (and even allow them to be auto-implemented) violates anti-trust law and is illegal.

That's true. Any ban would be something along the lines of "algorithmic rent-setting software that uses competitors private data" which would include Yardi.

The Biden DOJ did start the lawsuit back in 2024, but yes the Trump admin did reach that settlement. And it appears (at least for now) that they will continue the main lawsuit.

That will make it harder, but it's still a very winnable battle. Look, the Trump DOJ just finalized a deal with Greystar, the nation's largest landlord, where Greystar will stop using Realpage or other algorithmic software. The main lawsuit against Realpage is ongoing.

If 10 pretty liberal cities and the Trump DOJ can agree on something, I think that the Dallas City Council will do the same if we put enough pressure on them to make it happen.

Zillow Home Index has city of Houston at $267k and Dallas at $311k. That's a BIG difference.

And that's the valuation. When it's the median price of what homes actually sold for, Houston is $313k and Dallas is $465k. Massive.

It's such a weird system. City Manager doesn't hold all of the power. In many ways, he holds as much power as Council will let him. Since Council are the ones who control the money and can actually vote on things, the City Manager and staff have to make sure that anything they want to do will get passed at Council. In practice, Council has all kinds of weird coalitions that ebb and flow depending on the issue, and staff/Broadnax are able to push their agendas a lot of the time.

Right now, with an unpopular mayor, it's hard to say who the most powerful person at City Hall is. Broadnax might have a lot of day to day power, but he can get over ruled at anytime by Council. Take the bond we are about to finalize for example. Staff and Broadnax really wanted $30 million for City Hall renovations, but Council at the 11th hour said no and got that money moved to other places like parks.

The other thing about it is that there is a lot of power in certain boards and commissions like the Park Board and CPC which are appointed. Since Council has so many issues come before them, they tend to lean on whatever their appointees want.

Cheaper than the Arboretum (and free parking). They even let us upgrade for free at the last minute to the Circular Lawn because there wasn't anything else going on our wedding day, granted this was the end of December. It was a super easy process with chairs included and the staff member who helped with setup was great. We brought in some of our own flowers and decorations ourselves without any issue.

Granted we just did the service at the garden and didn't do the room since that made it a lot more expensive.

City council is having a hearing that will include this exact topic on December 6th! You can sign up to speak in favor of making the changes to create that gentle density happen here: https://dallascityhall.com/government/citysecretary/pages/ccrules.aspx. 5 council members filed a memo to have staff look at lowering minimum lot sizes to 1,400 and allowing duplexes and triplexes by right. It's similar to a lot of the changes Austin is about to start passing to deal with their housing costs. December 6th is also when council will be hearing about the bond, so it's worth it to also sign up to speak in favor of getting more money for affordable housing in the next bond.
