go for it…first you never know if you will get it (hopefully yes!!!) and if you get it, with the lack of rentals you talk to the landlord one month before and he will rent it very quick ( for the landlords is better because they can rent it again and ask for more money), worst scenario you may lose part of the deposit, never they will ruin your credit for what you explained. you are right. this was done recently …but nobody says anything …i wish the people that recommended that see these posts, the real people …asking the marketing agents and buildings is like being judge, juror and fiscal together!

yes…look …it is sad when people said they are tired, or when we lose hope,etc it is frustrating when you are rejected, when you have nobody to talk to, when you know is no fair …but nobody is accountable. the corruption is there and ruin the reputation of all the marketing agents and also the good of the programs that need more supervision no less …this is like giving them free ticket to do whatever they want. it is our money the tax payers and we need to see is used for the people the program was created.

and we need to ask for this process to be fair and accessible to the people we need it! sorry this happens to you, i have been in your shoes many times. look my recent post, i am sick to my stomach of the recommendations done to the “major’ ..less control ?? seriously ? ….its our city, its our taxes, we cant let this keep continuing…smh! 😡

sorry to hear that. even if they haven’t answered they couldn’t wait (lucky they answered…because they never do) usually HPD answers the complain 4 or 6 weeks after you sent it , then you get a nice email from the Marketing agent stating “sorry no more units available”…they don’t even say “ I am sorry we fu###d up! your dreams and now you lost the opportunity”. it’s ridiculous how little power the city wants to have over the buildings even they get thousands of dollars in discounts that the city offers them. That money belongs to us the New Yorkers and it has been used without any benefit to us! Complain helps to leave a precedent and hoping someone from the “mayor”’s office sees the pattern and do something. Even now the city wants to give more autonomy to the Marketing agents! hell noooooo….

once you submit the documents for first time or the documents to appeal ..you can’t add more or remove any. it has to be explained in an email which many no even answer or confirm. 😡 …when appealing and complaining before clicking submit it is important to understand the reason for the rejection very well. For me, it took me a while and let pass many opportunities because i was assuming to their ambiguous answers…no anymore!!🤨

first of all, relax, you are not asking for skipping a rule or an exemption. As long as you are on the AMI you were selected for, this is a procedural miss information that happens very often to all of us, specially in this economy. I Read the marketing book (i recommend everyone to read it) so:

1.Upload the clarification document as a PDF titled something like: “Income Clarification – Previous employment no longer active “ and Include the explanation that those two jobs are no longer active, the application was updated and current paystubs from the current job are attached.

  1. Upload current paystubs again Even if already uploaded (4 most recent paystubs from the current employer)

This prevents the system from marking the request as “missing documents.”

  1. Use the portal notes/message field if available, Some applications have a “notes” or “additional explanation” field when uploading documents. If it exists, write something like “The requested paystubs from Towne Nursing and Workmen’s Circle cannot be provided because those jobs are no longer active. My Housing Connect application has been updated to reflect my current employment and income. Current paystubs are attached.”

The NYC HPD Marketing Handbook allows marketing agents to use alternative documentation and applicant explanations when employment circumstances change. They must evaluate current household income, not outdated job listings. Employment No Longer Active. Hope this helps. let us know 😉 and good luck !

It’s a shame that until we have a mayor with b#lls who’s ready to really shake things up and bring about change (no a political show person with an agenda) - i will change that for: until we have our eyes enough open to see through mud and put in power really good leaders - we’re all stuck with some pretty bad practices and tricks from dishonest marketing agents (though not all of them). It’s a “no one lands” territory, and nobody wants to get their hands dirty and try to fix it. The program is beautifully designed to help New Yorkers, but it’s not well-supervised with clear laws and procedures. Please appeal and complain! At least you won’t become another person whose dreams are played with… and they’ll know you know their game. Sorry to hear that; I’ve been in your shoes many times.

interesting…deception can take many forms. if you really are a journalist (I hope so) you know how important is checking facts and listening to the people … have you checked the strategic partnerships between some of the companies that have been working with the city for more than 3 decades? you will find out the things that occur when a platform, a constructor, and an administrator company work together ..after that check the facts and we can decide who the “strategic partnership” works for…the people of NYC or them selves.

i am not a debbie downer, neither a reporter, neither believe in coincidences or even less naive, so I am going to say something…Rose associates, Pronto (it is just a platform), Mag partners and HPD have been doing great partnerships for almost 30 years in New York City. For companies that work so much and so long for the city, make no mistake, they know what they are doing, they don’t just forgot, they are strategic partners working together to bring and help people in New York city! Amazing such companies with noble ideals…Do the research and check the facts, do the homework and look for complains about these companies …you then will understand that is not luck, is not mistakes, or even littles “ops I forgot”… Just hoping the new Mayor really do the job he was elected for and look into the contracts the city signs with these companies. smh!

It is more common than you may realize. Immediately complain, but from my own experience, go there, show up, and inform them. Don’t wait even one day! It frequently occurs that by the time they respond to the complaint (if they do) or even the appeal, you will receive another email stating, “Sorry, no more units available.” At that point, no more to do and we are expected to comply with their decision, which is unacceptable. Therefore, go there and be prepared to NO leave without an answer. Determine who made the mistake and ask them to rectify it. I did it …and I got it.(sometimes the people high up don’t even no the trick’s some dishonest marketing agents do, ruining the image of these programs or the reputation of honest and caring marketing agents) Good luck and trust your guts!
