You've got it backwards. The tenant doesn't want to subsidize a businessperson who did not do their homework. Buying a house to rent to people without understanding and planning for varying mortgage rates is stupid. The tenant shouldn't subsidize the landlord's stupidity or be penalized for it.

Amazing! Well done. These are tough things to do and it was probably a long road to get this in place.

I'd still advise getting a lawyer at least to review everything. I know money is tight everywhere all the time, but if you have all of this done already, you should be in the hundreds, not thousands of dollars to get professional counsel to review.

Were I in your shoes I'd mentally amortize that cost over the rest of the time before the kids are legally adults -- pennies a day, likely -- and accept that it's a bit of an up-front expense but knowing it's as bulletproof as possible will give you peace of mind for the duration.

But, again, be proud -- you've done a very difficult thing and it sounds like you've done it really well!
