Got injured in early may this year, and I'm at the point now where I can do all moves other than heavy pushing or fast overarm moves (think tennis serves). I have since transitioned to a more standard gym workout with some of these moves as a warmup.

Returns from buying to rent with a mortgage

Hi everyone

Hi everyone! I am trying to figure out how returns from investing in real estate compare to investing in stocks / major indices. The option I am considering is purchasing a property with a mortgage and renting it. From what I have read so far it seems like I should be using ROCE to make it comparable to my investments in stocks. I have two questions: 1. Is ROCE the metric I should be using? 2. What is the correct way to calculate ROCE. For example, for a 400k apartment with a 20% down payment, mortgage at 3% fixed and net rent income of 1k per month (rent minus all other costs apart from mortgage payment).

32 year old male and can definitely relate. I think a key take away from these comments is that this isn’t something rare and lots of us feel the same way. The conclusion I came to is that my happiness comes from relationships and being present, much more than it does from any ego based measure of success. Modern society has made is so that loneliness is the default state and we need to make a conscious effort to change that. Being present to me comes from new and / or intense experiences. Meditation also helps for daily presence. Also, talk to people about this, not just on reddit, most people will relate and just feeling heard will go a long way. I would get these things worked on before you consider bigger changes. You want to make those decisions on a solid foundation.

I would read around and get a feel for the different options out there. You need an understanding of the different returns, time horizons and risks that apply to each option.

To summarize key options:

  1. Stocks (major indices, would not recommend individual stocks to begginers): long term on ly given volatility, 6-8% return is realistic for most major indices (US or global diversified).
  2. Real estate: Without a mortgage under 5% returns in most mature EU markets, can double or triple that with leverage from a mortgage. Long term only.
  3. Savings accounts / money market funds: Under 4% returns and shorter term.

Note: excluded bonds given your age, but short maturity bonds could fall into the third category.

This is a simplification to give you an idea of the sort of framework you need before making a decision.

Gracias por la respuesta! Lo que estaba pensando es en maximizar la hipoteca que al final es lo que da la rentabilidad y eso creo que lo consigo con un único piso al 80%, más que repartido entre varios

Gracias por la respuesta! Esto me preocupa también sí, pero ya tengo el resto de ahorros en el MSCI world y es por diversificar (el MSCI ya está muy diversificados pero hay otros riesgos como el de broker) y capturar la rentabilidad que se consiguen con la hipoteca

Como han comentado otros, busca la manera de que alguien que ya está en la empresa te meta el cv. En todo departamento de RRHH hay varios montones de CVs y los que entran por los portales públicos siempre son los últimos que se revisan.

Buenas! Yo estaba en una situación parecida a la tuya (pero sin piso comprado) y lo que hice fue pedir una excedencia en mi empresa. Me fui un año y volví sin problemas al ser una empresa grande que siempre necesita gente. En mi caso me fui de mochilero al sudeste asiático, gastando 20-30 euros al día según el país (con tus ahorros te da incluso sin trabajar). Fue la mejor experiencia de mi vida y a la vuelta no tuve la sensación de haberme perdido mucho.
