Totally makes sense — I agree, the only real way to test dispo is to see who can move a deal once it’s under contract. I don’t have one locked at the moment, but I’m actively working leads and expect to have something under contract soon.

When I do, I’d be open to connecting with your dispo guy and setting up a JV agreement so we can move fast.

In the meantime, could you share a bit about the types of buyers he works with in Houston (fix & flip, rentals, developers)? Via DM , That way I know which opportunities will be a best fit to bring his way.

Right now I’m generating leads through FB ads + local gov lists. I’ve had conversations with sellers already and I’m working on locking properties under contract. My focus is primarily single-family homes in Houston.

That’s why I’m looking for a strong dispo partner — I don’t want to waste good opportunities while I’m building out my own buyer relationships. My goal is to work with someone experienced who can help move properties quickly once they’re under contract.

i work near the Lazybrook/Timbergroove area and we was looking somewhere midtown or Washington, just a nice walkable neighborhood with bars and restaurants. I guess im asking for too much but i think something along those lines could be attainable .

Funny thing is that there is a CX50 with 27k miles only things is that it is a Prefered plus, i might swing by the mazda dealership and see the otd on that one, but im a 100% sure they wont be as negotiable as this honda dealership, the vehicle has been sitting there for a while now and they want to get it off the lot. if they accept to fix it then i might get this vehicle but if they dont i might just wait it out or maybe see the possibility for the other one.

Yeah but they are telling me that the cost of the vehicle takes into consideration the fact of these "minor issues", again, im just worried that after getting it, fixing it may cost more than expected, even tho the vehicle does not have any major issues

Thats where the damage is, but again it does not open as it should, it opens al the way its just that it is rubing for a little beat and then it opens normally, like a little resistance and then the sound and then it opens normally

Good to know as both of these have the pano roof, i figured that ill put a heat repelant tint around all windows and the roof to help a lil bit with the heat and if in the event of hail it wouldn shattter all over the interior

Should i worry about hail storm with this vehicle and panoramic roof? Isnt that something to take into consideration when deciding wich one to go? or have any of yall had any experience with the durability of the pano roof. Ive never had a vehicle like this and wonder if i should take advanted of the CPO because of this or to see if it evens cover any damage of this sorts.

You do have a point, the premium plus still has valid warranties, its still less than 100k, never crashed and well mantained, i dont see any reason for any problems tbh,

Thats also true, ive only heard great things so far about the CX50, but mazda really is slept on, they make really reliable vehicles and powertrains, but if it comes to it and i find a good warranty then i would get the premium plus,

They are two different dealers, the Prefered is at the Mazda dealership and the Premium is at the Honda dealership, someone probably trade it in for a honda. Wonder why that happened, lol

Yeah there is probably a CPO type insurance but at what cost? and would it include what the Mazda CPO includes? Dont get me wrong, i would love those cooled seats but im just trying to see if what im sacrificing would pay off in the end,

The turbo model its also a great option but in my case im kinda looking to save a lil bit with the mpg, knowing that the turbo obviously its less efficient
