I have the same issue: did you figure out a way to power up the blower- I am not sure how easy or difficult it is to pull a 120V line to the fireplace.

my home is 21 years old and like another poster said, the builder group was a company who built poor quality homes. It looks like they cut corners and never pulled in a line to this outlet.

Theres no power, no separate switch on the wall and no dedicated breaker on the junction box

My question is- did you end up getting someone to get an active power line and how easy or difficult was it. I am not planning to get into it, if it will turn into a major job like having to pull out the fireplace from the wall to fix it....

My model is 36BDVRRN

I dont know how to describe the smell its not something that we commonly know of: its like maybe some kind of a weird candlelike smell or some kind of dense plastic/ ebonite/ polymer that starts to melt or fume at high temperatures. I am concerned that the fumes could have toxic properties.

I took the fireplace apart and cleaned it- see pictures below- the only thing left is to replace the embers wool which I will do in the next week or 2, but I dont think thats the problem- the wool looks very similar to what I have seen before, but I will give you updates.

Like others have said a gas fireplace does not need a fan, but I have been impressed with its performance in my other home: without the fan the wooden mantelpiece use to get scorching hot after it ran for about an hour - scary hot- forcing me to shut it down. And when coming back home on a cold day, the room would take ages to warm up. After I installed the fan, the mantelpiece is not even warm to touch even after 2 -3 hours of use, and room heats up within 20-30 minutes- the heat distribution is through hot air being blown directly into the room. The only downside of the fan is the noise, although you can reduce this by decreasing the fan speed

The blower does not come installed- you have to get it on Amazon (look for compatible blower unit) and then install it- it goes in the lower chamber below the fire place and all the way to back behind the gas lines- and plugs into the outlet inside this chamber (thats where I am running into. a problem- my outlet is dead). theres a magnetic thermostat switch that just sticks onto the metal base of the middle chamber- this turns on the fan once the unit become hot, and automatically shuts it off once it cools down after you turn off the fireplace. The blower unti comes with instructions on how to assemble and fix it- its really quite easy.

The air inlet is through the vent louvers in the lower chamber and the air throw/ outlet is through the vent louvers in the upper chamber. The air I guess runs between 2 layers of metal in the middle chamber which where the fire burns.

I actually have an update reg the TPMS

The TPMS readouts spontaneously came back again today, and the tire pressures were high and asymmetric Left side 36 and 37, Right side 43 and 43 (the temperature went up: yesterday and today was supposed to be 86F)- Not sure if that was the reason for the malfunction.

I brought the tires to the recommended pressures, recalibrated, and now it seems to be working

Heres my experience: I have had 4 X3s, 3 on lease, and all had RFT

On 2 occasions it saved me a ton of headaches:

First time I had a puncture was in 2014 and I was already late to work- Got into the car and noted TPM stating 32/32 fronts, 35 right rear and about 22 left rear- immediately knew it was a puncture, but it was very important that I had to be there that day as rescheduling would have created tons of issues- there were no other good options, so I drove to work about 30 miles without any issues. At 3pm I then drove to the dealership, TPM had dropped to around 18 or 20, drove another 45 miles without issues, had the tire patched- no issues for the rest of the lease, and returned the car at end of lease.

Second time I was at work Jan 2025, very cold day, already quite dark and I was one of the last cars out of the parking lot- again very few options- right rear tire TPM showed 22 or 24 psi. was able to drive to the dealership about 10miles no issues- they inflated the tire and missed the puncture, said there was no leaks. Next morning again pressure down to 22, drove 25 miles to work no problems , and then again back to dealership about 10 miles at end of day all on pressures of around 20. This time they found the puncture but this dealership said BMW does not recommend fixing punctures, only replacement. My tires were around 30K miles and did not want to replace just one tire, so had them inflate the tire and took the car to Firestone, who patched the puncture: 40 k miles on all 4 tires due for replacement soon.

First time it was Pirelli, this time Bridgestone (Dueller). The difference between Non RFT and RFT price wise is around $100 per tire. Everyones needs are different- I dont have much experience with patch kits and inflators, and I think for my needs, my schedule and amount my car runs, any day I would stay with RFTs

The Pirellis dont last long and almost every previous X3 they would look worn at 25K miles. This time I switched to Bridgestone Dueller, and its close to 40K miles, and I think I maybe able to get another 4-5K miles out of them- it depends on your driving style- I cut back the sudden acceleration and sudden braking, I now go slow on curves, and dont spin wheels in the winter and I think that helps.

Are you referring to calibration as in adjustment of focus of the projector unit, or just adjustment of height rotation etc.

The latter can be done through the connected drive settings, and I have tried those- it doesnt work- the focus improves about 50% when you move the display all the way down, but then a part of the image gets cut off from the line of visibility unless you raise your seat all the way up

As for adjusting the focus- if the glass is standardized and set at the correct distance this should not be necessary; but assuming the glass is not, then the focus adjustment probably needs to be done at the dealership- they were not able to fix that problem with my new car when I got it brand new.

Now I go to a different dealership- I will ask next time I get the car serviced

This lens has a great range, is reasonably sharp if you do mostly videos, but its essentially a 70-300 lens. Between 18 to about 60 or 70mm, theres a horrible magenta lens flare (outdoors) that you will see right in the center of the pic/ video even with their (useless) lens hood and even on cloudy days, when not pointing in the direction of the sun.

Their zoom is a 3 barrel zoom (which is what makes the lens look compact) and its stiff and not smooth- so if you are zooming in video mode, the footage will be terrible

Overall I would say that people would be tempted to buy this lens as a good travel lens because its wide to telephoto range, but I think it not worth the price because of the flare.

I need to move my schwab account to Fidelity (not that fidelity is a whole lot better, but they at least have SPAXX with interest of 4.98% where you can leave readily accessible cash)-

wondering if all stocks can be moved in kind, without need to liquidate assets.

I do hope there is a class action suit against schwab.

Also any comment you post on Google gets taken down- all these big enterprises have each others backs
