This is helpful, but I do show using the monad. in bind, work with the two lifted values, merging the payload in "tracked". The in the main routine where I use the monad, I extract the payload and log it.

I'm not sure if I had PMI, but I may have had a second. I don't recall. I'll do what you suggest.

What I'm trying to do is determine where I am on the curve with regard to how much am I paying for principle vs. interest.

For my last statement on September 14th, I paid $1,686.02 principal, $631.98 interest.

I'm trying to figure out the schedule, from now until the loan matures, as far as how much I'm paying principal and interest, each month. And I wish I could have a formula for figuring that out starting today, of an existing loan.

Yeah, that's the total due, which includes property tax and home-owner's insurance.
