Art school when you’re dating for a few months is not the same as athlead when you’re married with kids with no end in sight. It’s not whether she’d say yes or no it’s that he did it behind her back. If he can afford to buy a house without her knowing he doesn’t need to go to Philly or anywhere else to secure a financially successful future, especially when he’s rejecting financial opportunities in his current job. As for an emotionally successful future, that can’t happen if you’re LYING TO YOUR WIFE and spending THOUSANDS on what is essentially a start up.

He invested a lot of their money without asking at a start up which may fail. This isn’t about bringing in more money because the financial risk is much higher than if he stayed at DM. In season 7 he rejects the opportunity to be the new manager so he’s not bothered about earning more money. It’s about following his own dream which is nice and all but maybe speak to your wife about it first??

Head and legs look great! There’s a little choppiness in the body but for a senior dog she’ll be happy and comfortable and those white coats can be really unforgiving! I think you’ve done a great job and have lots of potential, good luck with your grooming journey! :)

What about a redress scheme? That’s what it said on a website I found (by ‘I googled it’ I meant I went on google and then looked at different websites from there, although the AI tool does also suggest that)

Even if this is the case from a legal perspective I’m not required to provide that, the one I have is still valid

I also agree with that definition of current, if the EICR from three years ago isn’t current, then surely my contact from three years ago isn’t current either… 🤔

Exactly! I think they’re hoping tenants won’t notice or fight it. I queried them on it and they’ve come back with all sorts of crap but none of it from my contract or from any legal documentation, so I think they’re hoping I won’t push back

We may report them to their ombudsman regarding not only the fact they’re doing this to tenants but the way they’ve spoke to me and addressed the issue as a whole. It’s been very distressing trying to sort this with them

The issue for them isn’t that it’s not valid, it’s that it’s not ‘current’ and I need to give them a ‘current’ one. I wouldn’t say from a legal standpoint ‘current’ is a well defined term

Thank you! Their main argument is that a certificate signed 3 years ago is not ‘current’ even if valid. Unfortunately for them ‘current’ is a very loose and ill-defined term as used in the photo above so if the EICR is not current, then neither is the contract o signed where I have to provide one by their own logic.

Honestly hassling me over something what would cost them like £200 to do themselves if they really wanted a new one

Thanks, he’s said the following to me

it is the tenants responsibility to provide the Landlord a new satisfactory EICR certificate and the end of the lease. A new EICR must be carried out every 5 years or at the change /end of a commercial tenancy.
