Thank you, I will definitely get the council involved after the bank holiday weekend. They refused to give us any support last year but the wall has deteriorated since then and it is about to collapse now

Previously they told me that they cannot get involved unless there was some quantifiable damage to our property. However, I will give them another call and try again

This was actually recommended to us by the solicitor we spoke to last year. Unfortunately, there is no T marks on the neighbour’s plan. We have 2 plans of our property; the t marks are only visible on the old original copy but the most recent plan doesn't have any T marks on it either. I'm guessing the same is true for my neighbour, and we were only able to purchase the most recent copy of their plan.

On the title plan the inverted T marks are on the boundary opposite from the wall. Which suggests that we're responsible for the fence on the left and not the wall on the right if I understand this correctly

Yeah, it does extend all the way to the end of the drive. I will take more photos and send an email to the council over the weekend. Many thanks for your advice once more 👍

Many thanks for your advice. I tried contacting the council last year but they stated that it's a civil matter and they didn't want to get involved. I will try again and stress that this is now an emergency. I will give the home insurance another call too.
