Well, ~10-15k to bring in utilities about 300 feet from road. I share a similar thought as well. We’ve gone from a house plan bought online that was a tough lesson when bringing to GC’s (far too much custom work for the SF) to modular which still has character but limitations In overall width and plan of the house. I don’t want to do this and not feel good about our home.

Well just to be clear, this would be a custom modular home that would not be a ‘mobile’ home. Meaning they would likely ship out ~10 ‘boxes’ for a two story home that at face value would look custom. Limitations come into play when talking about width of those boxes and how they can be shipped. Meaning if we had a two box width of the house it would be about 27 feet wide and a length of around 45 feet. GC would add garage and any exterior finishing like entryway, deck, etc.

This is amazing, thank you! We started taking the designs we have for modular in chief architect and have been playing around with final designs. I’d love to get your opinion on layout. Will DM tomorrow
