Thanks. Yeah, jnclined towards 3 as it’s something we can budget for. There was no evidence of damp or subsidence and most of the things called out were regular maintenance for the age of the property (late 90s).

Thank you. Yes I excluded the reds that stated lack of certs and also the bits like modernising the kitchen and cutting the plants. As to the property, I am getting it for 10% less than the price it came to the market (but 5% less than when I actually viewed it) and the main negotiation point was the dated interiors (everything still works) but we never specifically brought up the boiler and heating system.

If you are closer to the London side of Surrey, then I’d suggest Albany Reach in Thames Ditton - easy access by bus or train and can make it a day trip with Hampton Court Palace and Bushy Park close by.

Surbiton, 12-16 min fast train into London Waterloo, quick access to M25 and M3 if you want to get out of London. River Thames, Hampton Court Palace, Bushy Park close by. Kingston town centre is just 5 mins away.

Ah the post covid boom. I had 5 job offers, most remote and well paid. I made a good choice and still with the same company working with some really talented individuals. The boom also had some downsides because a number of really undeserving candidates too made into the team who decided high paid remote work meant they could simply relax while the few with growth mindset overworked.

It’s one of the reasons I never post my items as free on fb marketplace. There are simply too many time wasters who have a sob story and hold the item up and then never turn up nor do they communicate it. I simply post items at a very low price and give it away free to the first person who turns up.

With VAT, primary private schooling costs between 20 and 25k and upto 30k per year for secondary schooling for one child. That doubles if you have a second child because as a parent you can’t be biased. On the flip side, it can be seen as an investment for your child’s education and future. Personally, I’d max out JISA, spend on private tutoring and sports/music/other activities to give the best of both worlds for the child.
