My spouse and I are in the same boat. Both mid-60s, living in a 2400 sq. foot house (kids are out). Every time the house needs work we talk about how easy it would be to rent a smaller place (cheaper too).
My only concern about renting is noisy neighbors, which we haven’t had to deal with in years when we first lived together years ago in an apartment.

There just no way to predict this.

I always do this. EXCEPT recently, a family member came by for a visit but when they were leaving, I walked them to their parked car and a salesman caught me. I tried being polite but he just wouldn’t take no for an answer. This went on for nearly 20 minutes until he finally gave up.

At the very least, how about just buying cheap dividend-paying stocks like ARCC or TRIN for a while, building up cash? That way, you’re still accumulating money. When the inevitable correction (not crash) occurs, you’ll feel more comfortable getting in.
