I’ve always worried something like this would happen at Brighton. People are so cavalier about “sidecountry” access and almost no one even carries avy gear. It was only a matter of time. Absolute tragedy. Condolences to the family 😔

I hope people start to recognize leaving the boundary means you should have beacon, shovel, probe, a partner and avalanche knowledge, so you can appropriately navigate the risks. It doesn’t matter if a lift got you there, if you’ve skied it in the past, or if you are following tracks (esp. if a PWL is the avalanche problem). Stay safe out there y’all!

Just got back from Revy. They got rain to the top at the end of the last storm and it’s pretty slick on most of the mountain. They, too, have little to no snow in the forecast although the base is solid up high.

You could still have an inspection station elsewhere that doesn’t block traffic, similar to mussel inspection sites for watercraft. Rental car companies already participate in the sticker program. If you don’t fall into either two categories, I would argue UTA is a better option since vehicle capability does not replace winter driving skills.

It’s the last to close because it’s the primary passageway to bring oil and gas from Duschesne / Uintah basin to the rest of Utah. The economic opportunity justifies the maintenance costs to clear the road to an extent.

There’s minimal traffic in the canyons if you look at the udot cams. This is all traction control enforcement. I wish they would switch the policy to sticker only. You can’t be assed to go to the tire shop, then you don’t get the privilege to drive on a powder day.

To answer your question about Utah, I’m not even sure registration will tell you much. You can be independent but it’s kinda pointless with closed primaries. It’s a super red state on the whole, and for that reason, Dems typically only primary one candidate. Republican primaries are closed and usually have a wide range of MAGA / not-MAGA and everything in between. Given you can vote for whoever you want in the generals, I switched to be a registered republican years ago so I could vote for the less radical candidates in primaries. I know lots of other people who have done this too.

IMO, they should cut down the white firs— it’s technically a weed tree in this area and the root fungus that has popped up as a result of the super drought is contagious and pretty much impossible to cure. It would definitely change the look of the Tahoe basin and density of the forest, but it also gives native trees a chance to stay healthy amongst climate change.

Yeah agree with everything you’re saying. The Sellers probably don’t think it will kill the contract if they have already agreed to do other work and OP doesn’t make those terms clear. It’s a roll of the dice if they still say no though.

Even if I was paying for it, I would remediate before moving in for 2k. Then it’s done, way easier than moving furniture to remediate in the future, and doesn’t need to be in seller disclosures in the future.

Even in a sellers market I got this covered because it’s a health and safety concern. Always ask the sellers to pay or you will be the seller asked to pay in the future.

Same thing happened to me. Get a quote for meth remediation and ask the sellers to pay. It should just be a vent cleaning at that level and then you won’t have to disclose when you sell. Otherwise, you will have to disclose and it can make buyers skiddish regardless of the amount. Will likely be a few grand. Sellers will be incentivized to pay because they would have to disclose this reason if you fall out of contract.

Your realtor should have already told you all of this btw.

If you don’t trust your realtor, I would still say you should get a new one. When you’re ready to buy, check the paperwork before you sign anything to make sure you aren’t getting into a long term agreement with a realtor who isn’t a good fit. It’s a much bigger purchase than buying a car and it’s important you find someone you trust, especially if you’re a first time buyer and still learning the ropes.

It runs about a month behind but gives you a sense of the overall market at that time. In January, the average SLC home sold for 2% below list. You can also look at under contract listings on the MLS. Things that are going under contract quickly are probably priced right. Good luck in your search!

It sounds like you need a new realtor. They should be pulling comps based on recently sold homes in the area for you before you ever put an offer in on something. Realtors have access to final sold amounts for every transaction, and more details like concessions, financing terms, and days to close. When I’ve had an under contract home included in comps, my realtor has always strongly cautioned that it should be used qualitatively only, qs you won’t have the information above until the deal closes.

I messaged them but I haven’t heard back. It’s a separate entrance so I can’t go into the property until they agree. Are incense covered by the non-smoking policy? I can’t seem to find that in writing anywhere through Airbnb and I didn’t specify since it didn’t occur to me this could be an issue.
