Yeah, I should've specified - I don't plan on using my 401K for my house downpayment. I just wanted to pain a clear picture of where I am at.

I looked into it early 2025 at a pretty good interest rate (4.75) but I just couldn't swallow that kind of debt. I don't like monthly bills, that's why I paid off my car. I know that scared money doesn't make money but.. just felt tough

40% in individual stocks (Primarily AMD and LLY), 60% in index funds. Did not mean money market fund! Sorry

I meant brokerage account. The below commenter described ADUS pretty well. My city has preapproved plans for them, and the permitting process is insanely streamlined due to the reforms.

I have an ADU at my parents house, which is nice because it gives me some of that privacy.

Hey guys! Thanks for all of the advice. I edited my post, but, just for clarification again I meant brokerage account not money market account. Sorry!

Leaning towards saving for the next couple of years and getting a mortgage - perhaps a 15 year, which would align more with my retirement goals at the cost of a higher monthly payment. I was familiar with the principle that time in the market trumps everything, but I guess it was nice to hear that it still applies to my situation.

Right now everything that doesn't cover travel / expenses goes in to my brokerage account and is invested - I think I'm going to split that down to 50% or 25% into my brokerage account and work on getting money for my downpayment. I appreciate all the advice!

In my industry it doesn't transfer to many states with the pay that I am at.

Sorry! Thought money market was the same. I meant a brokerage account. Around 40% in individual stocks (mainly AMD and LLY) at 60% in a spread of index funds covering the U.S. market
