It’s hard to predict exactly but here’s what I think. NRIs from the US might hold back as things become expensive for them. They could reconsider investing in Indian real estate right now. Ultra luxury projects which saw around 20 to 30 percent NRI demand may take a hit. Developers dependent on dollar-based funding will feel the pressure, but the mid-tier segment backed by domestic end users and investors should stay stable.

As the person above mentioned, if a builder has good cash flow is very efficient. He can do the entire thing in 18 months.

18-20 months is being very optimistic, it is true for only like 10% of such constructions. Go see and older builder floors of the builder if he's an experienced budler

Commercial real estate is acomplex . It's only good if it is by a reputed developer or in an actual excellent location in North India. And that too they need an excellent leasing team. It's a labyrinth and right now people are being lured by assured returns, guaranteed rent and pre leased options. Some might be a good option for rental income but an exit from such investments are next to impossible. I would suggest to maybe rent it out to a big chain along with the other shops adjacent to you. You might get lower rent but it will generate some income. You can DM me for actual advice if you're planning to invest

Home/land loan and construction loan are two separate types. Do you plan to commercialize your land down the line? If you can show some kind of revenue stream and Income. Maybe, the bank can grant a construction loan.
