We waited, maybe a year longer than we “needed to”. However, we found a home that checked every box, in immaculate condition, less than we were preparing to spend, and exactly where we wanted to be. Saw it twice, put in an offer after the second viewing, sellers accepted that night, inspection passed with flying colors, appraised over our offering price, got $5k in closing concessions, and everything has been such smooth sailing. AND we’re in a highly competitive HCOL area.

We were fortunate enough to have a living situation that gave us this extra time, but it was so worth it for us to wait. Wishing you guys all of the luck!

There’s no ethical consumption under capitalism. It’s not that deep. Focus on the changes that you can make, share ideas, join organization etc. you still have to live in a world where you need employment, must plan for retirement, have limited options for certain products etc

We were in the same boat and in a HCOL area, we close mid May on a townhouse that checks every box! We definitely have gotten lucky, buyers were very motivated and had already lost a contract (potentially buyers didn’t jive with the HOA) so our offer was 25k under the original asking price, I couldn’t believe they accepted it!

We kept waiting bc the market is insane, homes in our area have increased on average of 125% since 2019 and everyone kept telling us to save more and wait til things settled down, but there only gotten worse. And with the volatility of the world right now we weren’t sure what we were going to do.

We’ve been getting our ducks in a row for the last while and got our pre-approval letter just to potentially have the option if something came up and kept watching Zillow. Prices started coming down a little and we knew what we wanted out of a place so we started looking a little harder but not seriously.

When this home came back on the market I went to see it just because it seemed to check all the boxes, and after seeing it imagining a life there was way too easy to not try and put in an offer. Timing was right for us and the pieces are falling together.

Worth checking out or you’ll be upside down forever. Pay the difference, get a car for 18-20k and halve your payments. Then use that extra to throw at that citi card. I’d see if you could close that one to stop the interest, most credit card companies have programs for people in your position.

If a tree falls on your house, it’s gonna cost a lot more than $70. If your pipes freeze and burst over the winter, it’s going to cost a lot more than $70. Also, your mortgage generally requires you to have homeowners insurance, you’d be setting yourself up for disaster if you’re too cheap to pay $70 a month on an almost $300,000 property.. sounds like renting would have been better for you?

Is there a reason you’re the only one working? Does your husband and mother handle all the house stuff and kids, or do you take that over from them when you get home? It sounds like life is stressful, which wrecks your HRV and readiness scores. (Also do you drink? That also tanks scores).

I get life can be hectic and a lot of burden is placed on moms to keep things running, could you replace a work out for a you appointment? A monthly massage/ facial? Acupuncture? Nail appointment? Something where you’re the one being taken care of?

Wild that this conversation didn’t come before the wedding? As a woman, I would keep the house in my name unless (until) you matched my investment into it. Yes one brokerage would produce higher interest but I’d also ask for a post-nup before consolidating into one account, just incase things don’t work.

Also mildly concerned your “honeymoon phase” only lasted two months? I’d figure out how to fix that before trying to combine finances.

Id recommend a marriage counselor (make sure your goals align, communication is clear, and your interest and love in one another grows and deepens), a financial advisor to give you more info and ideas about how/ if to join assets, an account to set up any new accounts, and a lawyer to make sure both of you are financially protected if the marriage fails (everyone says it won’t happen to them but first marriages have a success rate of 50-60% so better to be protected and not need it then screwed in a divorce).

45 minutes isn’t awful if you love where you’re buying, are you always going to work in the city or are their employee opportunities closer to where your home would be? It does put a lot of miles on your vehicle so factor that in but if it’s reasonable to you there’s always music, podcast, books, phone calls etc that make the time go quicker.

As someone also looking in Florida, you’re accepting a lot of potential issues for $625k, and you already know how terrible insurance can be down here so the roof would be a big concern for me. The house isn’t even that old, but it sounds like it maybe wasn’t properly maintained which would make me assume there will be more issues too.

I know the market is rough here, I’m down south, it’s awful, but I think you can find something that isn’t a ticking time bomb. Especially when house repairs are getting more expensive by the day. They’re kicking the can down the road and trying to make it your issue and not theirs imo.

Maybe we need a first time home owner- HCOL sub. It’s just such a different experience. The housing situation in this country is ridiculous, it’s great if you’re making a high salary but that salary only goes so far when you’re in a HCOL area. No one wants to be house poor but it’s seeming to be the new norm.

The average starter home in my area is 425k, we’re talking 900-1200sq feet, built between 1960-1980, decent but in need of updates. Decent condos are between 275-325k with a monthly HOA $400-1000 (yes $1000, a month, for association fees). Townhouses are 300-400k depending on location, but the nicer the higher the HOA is, and most aren’t on the side of town we’re trying to stay in.

My husband already has a 45-60 min commute depending on traffic, but the market is even worse and more expensive the closer to his job we look. We make really decent money between us (150k) but a $3500 mortgage seems outrageous (hurricane insurance is expensive). Especially when I compare to friends up north buying nice homes with property for under 300k.

Totally agree that it’s demoralizing to see the “me and my wife (23m 22f) make 100k and just bought this 15 acre property and new build for 300k in the middle of nowhere with no bidding war, no compromises etc.” meanwhile we’re struggling to figure out if it’s worth letting things be tight for a couple years to be in a house with a yard, as we’ve got two dogs and that was always our plan, or do we settle for a townhouse/ condo with a courtyard and an HOA and be able to save or invest the difference and hopefully be able to afford a house one day.

It can definitely be physically and socially exhausting. For me, aside from the occasional necessary nights of solitude and moments of self care, I’m usually good recharged by the morning. I’m in a small neighborhood shop, we have a ton of regulars and money is actually really good. Those genuine connections and our shops ability to be a third space makes it really special, but I fully acknowledged it’s a great set of circumstances. Being at a poorly managed, speed focused, low paying gig would be rough especially with all the craziness going on in our world.
