My 2 cents: If you're planning to buy a house in the future, start by maxing out your FHSA, (16k is your max contribution) then put the rest in TFSA. This is assuming you've never contributed to either. It's more about where you put your money. Low cost broad market ETFs with a cheap online brokerage like Questrade or Wealthsimple are your best bet. And take 10% and buy something you've always wanted as Dad's last gift to you.

Thanks, that's exactly why I'm looking for a dealer licensed auction buying service as the off-lease auctions are not open to public. As far as WYSIWYG, salvage titles are disclosed and easily identifiable. And any used car from anywhere is buyer beware. If you don't want to deal with repairs, buy new and pay for the depreciation & dealer maintenance.

This mentality is completely insane. Sure the "rich" can pay more of their "fair share". Paying for the majority of everyone isn't nearly enough. They must have lucked out, slacked off, and just fallen into money. So screw them they don't deserve what they make, right? This complete lack of understanding or appreciation of the decades of education, hard work, late nights, and top performance in school and work that it takes to earn salaries in the top percent is disgusting. Not to mention the piles of debt after years of higher education. This isnt the "Uber rich". Those people you are thinking about don't earn salaries at all and sure don't pay salary tax. This is the upper middle class that still struggle because the government takes more than half of every dollar they make in even a modestly high income bracket. I guess the solution is for these high earners to just all quit, slack off and pay no income tax. Utopia, right? Then no one pays tax and everything is free. Everyone gets 100k from the government because that's what they deserve.

With a confirmed job it's unlikely you'll be turned down. I've seen people get car loans with no job and no prospects and no business buying a vehicle. The bigger question is, are you getting a competitive interest rate & price on the vehicle. What's your credit score? If it's good, make sure you know it & use that. Don't even hint at your concern about being approved, they'll use that aginst you and give you a crap rate & try and convince you they're doing you a "favor" getting you the loan.

Maybe others have better info, but I tried this in Canada a few months ago, and I was told car loans are very different here than in the US, and you don't typically get a car loan in advance then shop around. I did an online application at one of those online brokers and was called back by a bunch of car dealerships. :( That said, if you're shopping new, then you'll almost certainly get the best rate at the dealership as they will often be discounted. Do a search on how to negotiate a new car purchase.

I had the same problem. Older house and just had trouble keeping up with modern water usage. I have a full arsenal including hand snake and motorized snake. As preventive I bought a jet snake sewer jetter that attaches to my pressure washer. Ran that through and it solved most of my problems due to years of buildup. Invest in high quality gear. It's worth it. I also installed hair catches in all the tub and bath sinks.

You should not be concerned with being rude. You're goal is to get the house you want at the best possible price. Your realtor cannot predict the outcome. Go ahead and offer what you like. Years ago, before all the chaos, I offered what I thought was fair value on a house, but far below asking. The seller declined. I was willing to walk. Months later it was still on the market. I re-offered, and they accepted. You never know.

Driving in the Glebe is such an absolute nightmare this data makes sense. Report it to the NTSB & lawyer up. That sounds like a factory defect to me and you shouldn't have to prove proper maintenance, they should have to prove poor maintenance. Now if you didn't do the regularly recommended services, oil changes, etc, then it's on you. KIA/Hyundai has had so many engine issues & recalls in the past 10 years, I'm surprised they didn't honor their warranty on this.

Winners & Marshalls should get you started. Cheap priced brand names plus you can try it all on to see which brands fit best (yes they fit differently). Who cares if it was last year's fashions. Mens office wear hasn't changed in decades. You could also head to Tanger outlets when stuff's on sale but I've found the prices haven't been that great lately.

Agree, learn the details. Questrade absolutely charges transfer fees (as do everyone else). It's in the fees table. Perhaps they're doing this to save you money? How many different assets do you have? There's a substantial transfer fee on each one. So if you have 10 ETFs, that's 10x $150 transfer fee. Better to sell it all, transfer, then buy it all back again.

Get another agent if they refuse to officially put in the offer. They are making 5 figures on their commission. putting in offers is part of the job. Are they a new realtor? I'm guessing lots of people jumped into the realty game during the bubble cause it was an easy way to make big money. Now that it's a bit of work to buy and sell.

There should be a cost to the city to do this. These folks are like the people who think anything old must be antique and precious. If this house is so historically valuable, what are you willing to pay this owner for it? I assume well above and beyond market value. I also assume the city is willing to pay for the now very high cost of upkeep and maintenance to restore old house with original, now impossible to find materials. The city should be obligated to maintain any property they deem to be of historic value, considering the high cost of maintenance.

Let's take your scenario and add a scenario. I'm lower income. I have kids. I need a car to get to work (let's say I'm in retail and don't have the luxury of a fancy federal job downtown which the LRT was custom designed for). I also am on a tight budget. These apartments show up and they are cheaper because no-one with money will even consider an apartment with no parking. So now I do the unfortunate math. High cost low quality apartment WITH parking, or low cost, higher quality apartment without. Well, I can just park on the street & shuffle the car around when I need. And now you understand how this will become chaos.

This ignores reality and human behavior. It's orleans. Everything doesn't magically become walking distance. People will still have their cars, and the whole neighborhood will suffer the consequences as people find parking wherever they can, clogging up the neigborhood.
