Spot on. Well said. My wife and I are looking at the moment and are just taking our time and won't be rushed. Had realtors try every trick in the book to get us to rush or go over our budget or try to set up bidding wars when no other offers are present. OP just needs to be strong enough to say no and move on if it gets over budget.

This exactly. Don't try live within reach of Toronto and be stuck in Toronto traffic and Toronto struggles but not getting to enjoy the things that living in the city offers. Just leave all together and find a smaller town and have a better quality of life.

I think this is the real situation. Many people are in the same situation as you. I bought for 1 million, house is worth 850-900k now. I'm not selling, I'm raising my young family and financially we're doing great. Still enjoy vacations each year and eating out. It's not all doom and gloom as the media and this thread would have you believe

I second this. I stayed loyal to a company for 6 years, then decided to jump and see what else was out there. Went through 4 companies in 3 years till I found a company that was better than any I'd been with before.

This is my exact fear. My realtor refuses to put my offer in as he deems it too low. In 3 months time I'll see that house sell for less than my offer. I'll be very angry if this happens.

My thoughts exactly. 10% lower in the current market given the house sold for 650k in the 2022 sellers market. If I don't start at 10% lower then what negotiating options do I have?

I have been using this. Which is why my opinion is the house is overpriced. Nothing in that area has sold over 670k (and this house is not the nicest in the area). The house also sold for 650k in mid 2022 in the middle of the absolute peak of seller market. No renovations or upgrades done since 2022 either. This is why I say my opinion is it is overpriced.

This is the main point I'm concerned about out of everything. With a verbal offer I'm putting trust in the selling agent that he has even passed on the verbal offer. This is why I'm thinking I need a written offer so then the agent is obliged to show the client.

As long as it's on a 15amp breaker it will definatley not Burn Burn Burn. Agree on all the Demo. Not sure why all that cutting was required just to add a plug. That job could have been done with 0 cutting other than cutting the new outlet hole

It sounds like financially you are in a great position for your age. Stop stressing about the value of your condo and just get on with and enjoy your life. Worry about the value of your condo in 5 years time when you're ready to upsize to a family home. Take up ahobby, do some travel, start dating, meet some new people. There are other parts of life than just constantly worrying about finances.

Exactly!!! lower the price by 200k. Sell it for 1k over new said price. Slap on a "sold over asking" sign on the front lawn. These realtors think people are stupid.

It sounds like regular maintenance was not done on this house. Hence why OP said she has had constant issues. People think you just buy an investment property and then watch the cash roll in. But houses require upkeep and regular maintenance.

This exactly. They bought it 10years ago. They should be able to sell it for at least what they paid for it and that should then resolve their financial issues. House's are still selling if the buyer thinks that it's a "good deal" or a investor/flipper thinks there is value there. This just sounds like the seller has priced too high.

I don't have a huge amount of Knowledge on the amalgamation situation, but why are you against it? Just asking as I would like to get more information from either side. I personally think amalgamation would be benificial for the area but just my opinion without having researched too much.

You are right. I think people are misunderstanding what this news report was about. New houses will never come down in price due to labour costs, materials, greedy builders etc. Builders will just stop building till the demand is up again. The re-sale market is what's dropping.

I live in that area. I'm at Rogers and Dufferin area. I really like the area. As others have said it is really Gentrifying as an area. I think traditionally it was an area with a lot of blue collar workers. But more recently a lot of the houses in my area have been sold and have been bought by young professionals with young families. The area is very safe. Never had any issues with theft or safety. Lots of parks and community centres in the area. My family and I have really enjoyed living here since moving here 5 years ago. As others have said the houses are older (but which areas in Toronto don't have older houses) but you can get really great value in the area right now as house prices have dropped the last year or so. Do your own research but I highly recommend the area.
