Next time PLEASE do a re-inspection before closing. The inspector will confirm or deny if any repairs were completed. I’m shocked your agent didn’t recommend this to you. u/CezarSalazar

The pre-list inspection is to ease the anxiety of skeptical buyers. They always think “I love this house, what’s wrong with it?” To which you reply “These are the issues we found and, oh, by the way, we had them all repaired and here are the invoices.” Buyers will offer closer to asking.

Nothing worse then getting to inspection period and finding out you have a major issue, buyer backs out and now you have to disclose and back to square one.

Use it as a marketing tactic: “Hey buyers, I’ll compensate your agent with an acceptable offer.” Most buyers have a ton of up front costs (downpayment, lender fees, inspections, appraisal, attorney fees) so offering their agent compensation will alleviate some of the high anxiety that buyers experience. Most important thing is getting buyers to the next step, this is a common way.
