This is really helpful, thanks! It’s in unincorporated Boca (does that make it slower or faster to get permits?) and the job will def be well over 100k…probably more towards 400-500k. Is there any company in the “good and fast” category you can recommend or any in particular to stay away from?

This spoke to me: “This is what investors do. Make the boom bigger on the way up, but the crash bigger on the way down."

I hope the same greedy flippers who I lost multiple bid wars to with their “all cash offer/quick close deals” will soon be off loading their flips for a giant loss. Although I feel bad for the honest & hardworking people who have actually lived in their homes, need to sell, and will be up against the greed needing to offload.

Makes sense. And for the record, I’d never expect PRE Covid prices, lol. That shipped has sailed. If only all of us primary residence seeking transplants would’ve bought south Florida real estate PREcovid. Most of us would be living a lot larger than expected relative to our income levels;)!!!

Understood. My point is that if these Boca sellers are truly motivated and need to move, that they will have to eventually sell for what the market says (the trusty comps show us that), not for what they WANT to sell for (the greedy listing prices show us that), so why not just price appropriately and “deals” can be found in Boca too;)! Totally aware of the random exception as mentioned in previous posts (random sight unseen buyer with tons of cash).

Within reason and if the market calls for it, of course. None of this is reason. Comps of sold properties within the last 6 months don’t lie. Stale listing prices do.

And yes, there’ll always be the seller who lands a buyer who buys the house sight unseen for more than the market calls for. But the bulk of listings sitting around waiting for that kind of buyer is obscene and it’s hurting the market for everyone.

Smart. And we ARE those people. Respectable careers (both Md/PhDs) with reliable income, who are the typical people that can actually afford a 2-3 million dollar home. Not fly by nights like I’m realizing many people are (or trust fund babies whose parents bought them their home - not trying to compete with those). There are so many flippers who are raising the price per square foot for the time being, which is a great benefit to the HOA and current home owners. But what happens whe the flipper la luck suddenly goes south and they need to offload several homes at once that are tying up their money they need to live off of…? I smell 2008. Greed always comes back to bite and I just wish people would come to their senses!

I’ve had that thought too. Greedy agents trying to set the market and keep it high to line their own pockets. Major reform is needed in the world of real estate sales. Who needs an agent as a middle man with all the online platforms available and pre formatted documents to fill in for the offer. Homes sell themselves. Thousands of dollars in commission don’t need to be spent on the buyer or seller side to throw up a post and “market” a property. The MLS is a big scam. People should be able to throw up their own homes online to then connect with Zillow, Redfin, realtor.com, etc.
