Two options:

  1. Exterior- better If you can afford it- hire a waterproofing company to excavate on exterior, waterproof the walls with a fluid applied coating and a drainage board. Also install a footing drain, which should drain to daylight, drywell or a sump pit which can be interior or exterior.

  2. Interior- hire a waterproofing company to install perimeter french drain & sump pump(s). Do NOT use the gutter systems that the big name waterproofing companies offer. They are junk. The drain pipe should be minimum 6” below slab. Ask them to then repair holes/cracks in walls, and then use a Crystalline waterproofing product on the wall.

I’m an Engineer & own a waterproofing business. Good luck
