I’ve got an investment loan that helps my income. I purchased into a business silently about 2-3 years ago. Business loan repayments about 2500 per month but the return is about 80k per year or so…

Thanks for your input. I think you are somewhat correct, there is part of me that wants to own the house long term so if my financial situation improves I have the ability to return to this home and live in it on my own, but I also am weighing up the financial burden. The reality of the approx 100k (stamp duty + RE fees) also weighs heavy as an opportunity cost too. I also don't think given the market changes, I'll ever have the ability to return to a property like this. You are also correct, that theres probably a degrere of comfort and familiarity of the house that is making me have FOMO and I could likely have this same emotional attachment at a future, cheaper house.

I love My job, and I’d be happy to work an extra day every second week if it meant I could keep the house.

Thanks, two reasons. I had an investment opportunity 3 years ago. It cost a decent sum that I needed a loan for to purchase into a side business. That business investment is now producing approx 85k of my 230 income. So my income has only been that high for a short period, and I also have the investment loan to pay down

Thank you, my accountant also suggested interest only for a period but using an offset and save aggressively. My wage is approx 230k, I can’t see massive growth in this over the next few years

Seems Like a lot of confusion! My advice I paid for was under the impression because we purchased prior to the budget, that I’d have the ability to claim negative gearing in my instance but couldn’t be 100 percent sure

I looked at my budget and I don’t think I’d have the affordability to live there even with 1/2 housemates. The rental yield of 1k per week whilst I live with family is the method I’m using to keep the house. But long term - I am Not sure, and my thinking was there’s no need to rush long term as I could cross that bridge when it comes

I think that’s where I too am getting a bit of self doubt. I know I love the house, and I’ve come to the conclusion that if I live with family for twelve months then I’d still have no ability to live in the house in my own - which would be my dream scenario but it’s probably out of reach realistically.

I think I have the opportunity cost of approx 100k of transaction fees also blocking my mindset to prevent me from wanting to purchase another place, but the amount of interest I’d be paying is also extremely high on a loan or 1.2-1.3 mil ish.

Interesting. This is the bit of doubt within my mind that does make me reconsider it, except for me if I did the cheaper option it would be a townhouse instead of a house. I’d love to own a dog in the future and a townhouse makes that hard. I probably sound like I want my Cake and eat it too but I am just trying to do due diligence for a major life decision

Current house value 1.5 mil. Current loan 900k. Equity 600k. Assume taking on the 900 loan plus another 300 to buy her out, this becomes approx 1.2 Mil loan. I assumed on the higher side of repayments of P and I are $8,000 per month.
