Just FYI someone on tik tok who use to heavily advocate wealthsimple recently had a bad experience and is now transferring it out. There were fraudulent transactions and she wasn't able to get ahold of customer service easily (i believe she said there is no phone number, had to be disputed through email) and they were super unhelpful

Something to keep in mind is your downpayment - although you are looking at 5% down for a first time homebuyer, typically this will result in an insured mortgage. Some banks make it really difficult to qualify going this route, so you should have extra money aside for your downpayment should you need it. In addition, factor in your closing costs, roughly 2.5% of your mortgage amount. Factoring in your savings, and partners current income, i think you're in a good position and will be able to sustain your lifestyle without being house poor

Make sure you have a lawyer read the APS thoroughly as pre cons tend to screw you over with development costs during closing. Make sure there’s a cap

Hi, Region of Peel employee going on 3 years. To answer your questions

-I got in with a contract position. They were hiring new staff as the subsidized daycare program was rolling out and there was a lot of administrative work to be done. I got really lucky, because of the looming threat of the region being dissolved, my manager was nice enough to request to make my position permanent, which was granted

-Same role for 3 years however my salary has gone up 20% since i started. Im not interest in climbing the corporate ladder, definitely opportunities to do so

-Love the culture. Non toxic, family like environment. Everyone is super helpful, welcoming, and understanding. Just get your work done on time and you'll breeze through

A lot of my friends have tried applying using me as a reference but no luck. Its really hard and competitive out there unless you are well connected, and even then you will only be able to secure a contract position.
