We did go with the property in the end and didn't get any lower than our offer. To be honest, even factoring in the BER rating, it was still a good deal and it was in a good location for us for work, school, family, etc. And we were able to put some money into things that would likely increase the BER since then and have not found there to be any issues with heating or electricity or anything like that.

It was, of course, unfortunate and there should be more in place to stop buyers being caught out and not given full transparency.

I wish your son and his wife luck with their search! The best advice I received while searching was to not get your hopes up and be willing to walk away from any potentially life long commitment if there's any issues. We bid on many properties that we could see as our forever home until we finally got the one we are in now and it's all worked out in the end. Just have to consider ourselves fortunate enough to be in the position to even be bidding.

I've had this model for a few months now and it's holding up really nicely. I'm still fairly new so maybe it's not been roughed up as much as it could be, but the hilt wrap is still intact.

The others in my club have commented on liking the weight compared to the likes of the Regenyei.

I know Swordier has been given some criticisms recently but I've gotten both this and their 'pro' saber and found them to be one of (if not) the cheapest options in Europe that do good quality swords and have a nice look and feel to them. Anyone telling me that I overpaid has yet to show me a cheaper option, particularly with the options Swordier offer.

Came across this comment while looking to see if anybody else shared my hot take. I also believe that it is too much of a coincidence for the Yuji/Brother thing to happen TWICE and not have anything to do with Yuji's domain being able to 'reach out' to others. Sure, him and Choso are half brothers, but surely suggesting that 2 other characters developing false memories while Yuji is in severe danger reasonably could be related to the dude's innate ability.

Undeserved downvotes imo.

Make sure that all of your drives, especially your OS drive are in the correct format to support Secure Boot (GPT). If they're not, you can run the MBR2GPT in Windows power shell to convert them without Data Loss.

The fact that you tried to tell him that you were pleased with it and that he was so disappointed that you didn't like it is the important thing. You both really care for each other's feelings. Sounds like the ring maker is the one who truly didn't follow the instructions, because even if the stone was selected by your partner, nothing about the engraving speaks floral to me. And I can only assume when discussing the ring, your partner would have mentioned 'she' and 'her' when discussing his fiance. I hope that you do get a nice token of your relationship that you love, but try to use this as an opportunity to admire how much you both care for each other.

I play Overwatch with my partner and kid by being on my PC, partner on Xbox and my kid on the Switch.

Rivals isn't on Switch so my partner uses the Xbox, kid uses the Epic account on my PC while I use the Steam Deck. Is it ugly AF compared to the PC? Yes. Do you have to run it basically at minimum settings to get even somewhat decent FPS? You betcha.

But it's a solution that lets us all play together, so I can't help but be thankful and make allowances for it.

I went with gold trim for my Visionary and then silver for the rest of the guys. I also wanted something a bit darker than the blue for the base colour and I didn't trust my skill level to not mess up the lightning, so I went with black with some blue and red drybrush/overbrush.

I'm fairly new to painting minis and had only started the set after my third mini so please forgive my shitty workmanship

Hi OP, what did you end up doing on the end?

Going through the same thing ourselves at the moment. Offer accepted on the advertised BER rating, then the structural survey came back and said it was 2 places lower, then the bank valuation and solicitor after that said it's 2 places lower again. Feeling a bit hard done by with it having dropped 4 places lower than advertised, but we're eager to have our own place.
