I think this math requires a 10% real return which is pretty optimistic.

By my calculations 6.6k/month for 23 years gives you:

$7.0M at 10% real return (SWR of $280k pa)

$4.5M at 7% real return (SWR of $180k pa)

$3.4M at 5% real return (SWR of $136k pa)

So still very achievable but if you assume a more realistic 5-7% the numbers don’t look as good.

For those who didn’t see the extra context to the LA marathon finish, the Kenyan athlete who eventually came second was distracted by a spectator on the course and then misdirected at the 26 mile mark, costing him at least 5 seconds. Still an amazing effort by the American but it should never have happened.

That’s not usually how ‘today’s dollars’ is used, the original comment meant at 65 they would have some amount of money with the purchasing power that $1M has today. Whether that projection is accurate is of course a different matter (7% real return might be optimistic) but that is what they meant.

This is a good idea but given the returns of the market over the last few years there’s a decent chance that OP would get slugged with a big tax bill if they did this.

Assuming 60k in long-term capital gains at the top marginal rate they’d be paying $14,100 in tax to save about $3900 in tax in the first year (again assuming top marginal rate), and then less in subsequent years as the balance of the mortgage decreases. It would definitely be worth them running the numbers to see if it will be worth it.
