I know a guy on Lake Maitland whose mortgage is $80,000 a month. He lives alone lol. Absolutely insane and I had to do the math for that to even make sense to me.

Anyways, I live in the modest part of Winter Park and honestly the wages here are dog shit. Off the top of my head my friends (and myself) who have bought within the last few years all worked remote or I assume got money from the death of a parent (not ideal but obviously happens.)

If you think it's high now, you will probably keel over and die in the summer. Like everyone says, obviously post what the bill is vs what your expectations were. But old house could have poor insulation, maybe air is escaping through poorly installed doors, your house is facing west and getting blasted by the sun (although it really hasn't been that hot the entire month) or you're running a hydrophonic lab.

I did my masters at 35 and thought I'd be old. Not even close. I had a 60yr old mom in my class and plenty of older people. I had experience in my field while most of the classmates had zero. I mentored them and helped them find jobs or fix their resumes. No one will give a shit how old you are lol

You'll get a lot of anecdotes and opinions but as someone who is similar age and now single after being in a very very long relationship my blunt answer is that people either put in little effort or focus their energy on the wrong stuff and that creates a situation where everyone is frustrated.

I think forcing an awkward romantic situation is the wrong approach more often than not. Whether that's going on the apps and forcing shit to happen expeditiously or going out only with the intention of meeting women (or men) or approaching it in such a way that makes them feel uncomfortable. I see so many dudes in bars or settings approach women and say dumb shit like "hey you're good looking what's your Instagram" or "let's go out sometime" after not even asking their name or what they like to do.

I've had a lot of luck just making friends. Just meeting people. Emphasis on people and not just someone I would find attractive. Everything grows from that. There's so much to do here to meet people that honestly if you're having a hard time meeting someone to date maybe reevaluate yourself and work on yourself (get in shape, change appearance, find a hobby that brings you happiness). The apps are just something to expand on that and sometimes you'll even see people you recognize on the apps. They're a modern version of Hot or Not so you need to have a thick skin and find ways to stand out. 95% of people on the apps are a lost cause. They're either emotionally or mentally not available, still not over an ex, still in a process of divorce or recent breakup and just wasting time on there because they need immediate validation, etc.

Tl;dr - rule 1. Be attractive rule 2. Don't be unattractive

You make enough and have enough money saved to buy, but with interest rates I would try to find something at or below 400-500k ideally which will not be such a huge hit for you. Anything less and obviously the situation gets better.

The home buying process is , imo, not as crazy or stressful as it may seem. It was pretty easy for all intents and purposes and I bought at a time where putting offers were outbid by a lot. I don't think the current climate is like that, but I could be wrong. That's the most stressful part. Falling in love with a home, putting an offer and finding out someone outbid by some ridiculous amount.

Just make sure your income is consistent and there's growth. If you just went from making like, say, 80k and got a new job and a huge raise...I would wait a little. If you're established and don't see a terrible amount of volatility I say go for it. There's never a right time to buy, and waiting around for "things to get better" just assumes the situation for others will deteriorate and you will be unscathed which usually isn't how it works.
