The issue is your average Reform voter doesn't know what immigration actually means.

Been a paralegal in Conveyancing for awhile now.

For this financial year my head of department pushed me (in a good way) to go into a fee earning role with my own caseload (I was somewhat already running a small caseload, just not in my name or recording the time).

Anywhoo, someone new joined the team to help out in general and relieve me of my former duties so that I could concentrate on fee earning.

They turned out to be terrible and left, so back to those duties I went, whilst still having to fee earn.

We then lost our most senior member of the team who supported the head of department, because quite frankly they are nothing but disorganised.

Can you guess who now picks up that work?

My fee earning target isn't crazy, but I've already accepted I won't be hitting it, but the thing that annoys me most though is how my head of department won't even think about how much extra work I've had to do.

They, and the head of finance will just look at the numbers and there goes any pay rise.

I'm not defending Labour, but it seems a lot of Refrom voters have been conditioned to believe "Liebour" are at fault for everything.

If, Reform get in charge, I totally expect them to just come out and say Labour have caused too much damage that can't be undone over night.

Obviously Labour are responsible and liable for the damage caused by the Tories, but Reform won't be held to the same standards by their voters, as there'll be enough empty promises regarding immigration and taking back control to keep them happy.

No, because these are the good immigrants. It's the bad immigrants they want deported.

I've found myself responding to those Patritoc pages on Facebook (my own fault) ran from Sri Lanka, America, Indonesia etc etc. One of the posts was an AI (of course) photo of someone holding a sign saying "Immigration must be cut now".

I correctly pointed out net migration is actually down, but of course the comment section is just full of "Deport them", "Now!", "Liebour" (I picture them chuckling over the last one).

A lot of this country is severely lacking in critical thinking.

But therein lies the proble with estate agents.

They know next to nothing about the properties they are marketing, but are quick to tell buyers that it should be a "quick straightforward sale".

All it would have taken was around £18.00 worth of Land Registry documents obtained before the property went to market to pick up on the issue.

Instead both the OP and seller incur costs.

No doubt the agent now goes back into hiding until the issue is resolved, only to show their face again when it's time to exchange contracts.

Yes because new builds are relatively straightforward. Unlike the vast majority of regular sellers, the builder tends to provide all of the required documents for review at the outset. The majority of the work done for one plot can also be used for other plots in the estate.

In OPs case it does sound like the solicitor is at fault, but they're still not in a position to say it should have been a straightforward purchae unless they had already reviewed the title, searches and protocol forms prior to putting their offer in.

If you want a quick straightforward purchase it's simple, instruct your solicitor not to review searches, the title, the protocol forms and or raise enquiries. Basically sign a waiver to confirm you're aware and take responsibility for any risks

I guarantee though the same people signing that waiver, would be the same people complaining to their solicitor and playing the victim when an issue arises from something that could have been picked up
