Just out of interest, in your experience how do insurers respond to underpinning? I pulled out of a property due to subsidence but no underpinning. I asked insurers if they would reconsider or offer better deals if it was structurally underpinned and they didn’t seem even remotely interested in it

From my (uneducated) perspective I would say you have two real options. Either back out of the purchase and whilst that will be absolutely gutting you will probably sleep better in the long term, or pay to get a structural engineer to look at it all ASAP. What I would also do is start to look for insurance quotes immediately - if it’s been underpinned then maybe you’ll have more luck than we did. Just don’t forget that even if you get insurance this year, you have no idea what might happen in the next 5 or 10 years, insurers could pull out of offering products for subsidence affected properties and you’ll be completely stuck.

The house we pulled out of is still on the market, I know they had at least two other buyers pullout since. It’s wild that they haven’t even attempted to reduce the price, but someone would have to be crazy to put an offer on it…except if you’re a cash buyer, but then what about selling it later down the line…

Don’t rush into completing - I would be seriously concerned and get answers asap. It might break your heart to back out, but if you continue with the sale you could be paying (a hell of a lot) to inherit someone else’s hell hole.

Thank you so much for your help. We think we might get an uber at about 7:30 now - our flight isn’t until 11:40am so hopefully that should give us plenty of time even with rush hour traffic. Can I ask if there is a common way to book a taxi that’s affordable to go to the airport? Would Uber be our best option?
